This spacious 2 bedroom basement suite is shared with an existing roommate while the owners live upstairs separately. We are nestled in a quiet neighbourhood with lots of green space.

What we offer:
- ONE bedroom available - $900/month - single occupancy
- Work/study space
- Living and dining room are a large open space with a dining table.
- There is a complete kitchen and bathroom available for just you and our other guest.
- Laundry is free and self-serve in our shared laundry room. Soap is provided.
- Parking on the driveway is available.
- There are also two buses within 2-5 min walk that will take you toward Main or Broadview subway stations. We are 20-25 min from city centre.

We also tend a large garden -- working, playing, swinging, climbing or sitting around a fire -- and are delighted when our guests wish to enjoy this space also. We are situated in a quiet residential neighbourhood, that is still close to everything you need. Like a cottage in the city.

About us-
Your roommate loves getting know people, playing guitar, cooking and good conversation. He is 24, and working remotely for a community centre during the pandemic.

Upstairs we are a family of three, both mom and dad are working from home also, and our 8 yr old daughter is attending virtual school.

At this moment- we are all home.

A Few House Rules:
During the pandemic, please no guests are allowed.
Please be a little quieter by 10pm.
No eating in bedrooms.
Absolutely no smoking anywhere in or around the house.
Please no strong smells such as perfume, cologne, aerosol sprays and scented candles.

About the Area

We are situated in a safe, quiet, park filled, residential neighbourhood, that is still close to everything you need. Like a cottage in the city. East Toronto is rich with green spaces while having all the amenities you need close by.

There is a beautiful ravine system and park 5 minutes across the street, with a big playground, public outdoor swimming pool, indoor skating rink.

There are also two buses within 2-5 min walk that will take you toward Main or Broadview subway stations. We are 20-25 min from city centre by public transit. East York (our area of Toronto) has its own shopping/restaurant strips, including East Beaches, Greek town, East Chinatown - all about 15 minutes away.

Meals

Hosts can offer a complimentary light breakfast at their discretion. All other meals, including a full breakfast, might incur an additional cost, if offered. Meals and any additional payment should be arranged directly with your host.

House Rules

No overnight guests.

Noise levels must be quiet by 10pm.

Laundry soap is provided, you are allowed two loads per week. Also, optionally, you can strip your bedsheets and leave them in the laundry (once per week maximum), and I will wash them and leave them folded in the laundry for you.

No eating in bedrooms.

All Toronto recycling, garbage and composting guidelines need to be followed.

Absolutely no smoking anywhere in or around the house.

Strong smells such as perfume, cologne, aerosol sprays and scented candles are not permitted.

Smoking is not allowed.

    My stay at Maria's house was a pleasure.
    A truly welcoming family that made sure that I had everything I needed. I particularly appreciated the flexibility regarding my day of departure and the clear communication.
    If you're looking for a clean room in a safe, calm and beautiful neighborhood, i would recommend this place.

    The place is great and the room too. It’s like a studio in under the house.

    The thing is it’s was always cold in the studio. Maria is invasive and she wanted me to pay for pillowcase and bedsheets because there were spot on them.

    Also, she discovered that I was eating in my room. Was like, oh my god : is there a camera in the room ? Mhm, still in doubt.

    But she is still nice, I took a cold snap because of the studio cold and she made me some tea from her garden. Can’t say more.

    Unfortunately Ludvic, you were expecting hotel service at a homestay.

    You created over $200 in damage to our property, some of which you agreed to pay- and then decided not to ($45), to replace 4 pillowcases and pillow protectors which were stained solidly from your hair products.

    You also upset the other tenant repeatedly with your extreme untidiness and poor manners in the shared spaces.

    You left the oven on when you checked out, and by the time I came home it had been in for 7 hours!

    There are only a few house rules, and not eating in your room is one of them. We could smell rotting eggs in your room, which is why I opened the door and saw you were not telling the truth about food in your room.

    You also gave my phone number as a contact to a dentist you visited (my personal cell phone is not for you to give out to people) and then they followed up with me about a $120 bill you walked out on.

    All around, I have not had such a disrespectful guest stay with us. I hope no other host has to deal with this situation.

How do I book?

Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.

When do I pay?

Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.

When can I share my contact details?

Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
