We live in a very clean, friendly and safe neighbourhood in North Vancouver close to Grouse Mountain and other ski resorts,walking trails, biking routes, Capilano Bridge, Lynn Canyon Park and bridge,etc. at the same time about 10 minutes away from downtown Vancouver by car and about 30 minutes by bus. There are 2 bus stops to downtown Vancouver just outside the house. Parking is on the street outside the home and also parking in driveway for 1 car. There are shopping malls, stores, fitness centre, restaurants etc, all within easy reach of our home.
Our family has been hosting international students and guests, and families, from all over the world for the past 38 years. We enjoy people , their language, ways of life and food. We help people with their paperwork, bank work, bus passes, ID requirements, jobs etc. My wife and I are also always available for any questions, help and problems that a guest might have.
All our guests can and do use the microwave, toaster and kettle and all these appliances are in the kitchen. My wife also helps the guests in their cooking needs on the stove 2 to 3 times a week and also teaches them to cook wonderful meals in the microwave. We have been doing this for 38 years and have a lot of experience in this matter. We have guests who eat upto three times a day and some none at all. You will not go hungry.
When you book your Homestay dates and pay for your homestay , if you do have to cut short your Homestay for any reason, no portion of the balance of your Homestay fee will be refunded.
All guests must try and get to our home by 11:00pm, only on their arrival date/night. Please inform us about flight delays.

House Rules
WELCOME TO CANADA AND YOUR HOMESTAY FAMILY. Enjoy your stay. This is a PRIVATE/FAMILY HOME for our guests to enjoy, so normal house rules apply. No smokers, drug users, alcohol, noisy or party going people. Also respect and consideration for host family, fellow students/guests and Canadian values. NO FRIENDS, male or female, of guests are allowed in the house or the room. When requesting our Homestay and For safety and security reasons all guests must give their full details, like ages, male or female, if there are accompanying guests, their details, purpose of their visit ie. Work, holiday or study.
WIFI CHARGES, for 1 device only. 1 to 4 days $4.00 per day. For 1 week $15.00, 2 weeks $22.00, 3 weeks $30.00, 4 weeks $40.00.
Payment Method_ _ guests might be required to pay a 25% down payment in advance of your arrival and the balance upon arrival at the hosts home. Bank details will be informed after confirming the booking on line.
Cancellation Policy_ _ we ask our guests to give us at least 7 days notice for any cancellation. Any cancellation less than 7 days will not be refunded.
Clothes washing __ when a guest arrives for more than 7 nights, clothes will be washed once a week, 1 load only, at no charge. For less than 7 nights there will be a charge of 10.00 / load.
HOSTING __We have been hosting guests/students from all over the world for the past 38 years because we enjoy different cultures, languages and ways of life.
For the safety and security of our home and for the well being and comfort of all the guests in our home, these are some guidelines.
1. Breakfast is allowed between 8:30and 9:30 am
2. Dinner is allowed from 6:30 pm to 7:30 pm. LUNCH is allowed between 1pm and 1:30 pm.
So as NOT TO DISTURB any guests who go to school or work early in the morning,
3. No showers are allowed after 10:00 pm
4. No talking on the phone is allowed after 10:30 pm and till 7:30 am. A guest can always go outside the home on the driveway, or on the patio and make a phone call.
5. All cooked foods are to be eaten in the kitchen . Only snacks like chips, cookies are allowed to be eaten in the room.
6. For the convenience of all the guests please keep bathroom times to only 15 or 20 minutes. Please KEEP BATHROOM CLEAN.
7. No smoking, drinking of alcohol or use of drugs is allowed in the house. STRICTLY PROHIBITED.
8. Because of a fire hazard, NO SMALL APPLIANCES are allowed to be used in any guest room, eg. electric kettles, heaters, stoves and toasters, bed warmers.
9. On departure day (check out day) guests must leave the Homestay before 11:00 am.
10. For guests who go out for the evening and come back late there is a key provided.

Phil and Mehrshid will make sure to take really good care of their guests. I visited Vancouver for the first time in my life, and I was looking for something affordable, convenient, and an adventure. I didn't really feel like I'm a guset in the house after the first night; it was more of visiting my family that I had been away from for almost two years. If I ever visit Vancouver again, which I'm pretty sure I will, I won't doubt myself about where to say. I could tell that I got a family in BC. It was good made me feel very welcomed in there home they were happy to chat if you wanted and let you be if wanted to be private this is my first experience in a homestay and and I settled in well and would definitely do it again

I recently stayed in a homestay with Phil and Mehrshid and couldn't be happier with the experience, they went above and above to help me in settling into Canada, making my first stay incredibly comfortable and friendly. Their friendliness and willingness to help were clear from the start. Phil was kind enough to show me about Vancouver, they were also great conversationalists. Whether we were talking about local sites or just life in general, I felt at ease and engaged. Their wonderful welcome made my stay memorable.

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
