We are only two usually at home. We both like the outdoors, keeping fit, music, and film.
We are non-smokers and enjoy a healthy lifestyle.
Our area is served by buses, the Luas and Dart (trains)
Rockford Manor is a lovely small , quiet gated community with a beautiful grounds with 7 acres of lawns and woodland . It is a few minutes walk from Blackrock town centre and Monkstown and well- served by Dart and buses.

We are living in a gated community on beautiful grounds with 7 acres of woodlands.

Meals
Hosts can offer a complimentary light breakfast at their discretion. All other meals, including a full breakfast, might incur an additional cost, if offered. Meals and any additional payment should be arranged directly with your host.

Smoking not allowed indoors.
Please keep our home secure and lock doors and windows when leaving the house.
Please note the following.
Guests have access to and use of
1. Family bathroom with shower - maximum two sharing.
2. Kitchen / dining area for the preparation and eating of light meals in the early evening , up to 8 o clock pm and morning for breakfast .
There is access to a washing machine.
The rest of the house is for private family use.
Please do not bring strangers into our home. If you would like to invite a friend over, ask first and there shouldn't be a problem, they will be welcome .
This is for the security of everyone.
PAYMENT METHOD
In the case of one-month stays.
Please note that we require our guests to pay 50% of the booking total to us in advance of the booking to hold your room (on top of the 15% service fee paid to Homestay.com)
For longer stays, booking deposit in advance is equivalent to one months payment and first months payment Is due before or on day of arrival.
Booking deposit will be refunded in full before departure, following an inspection of your room/facilities. Can be refunded online or in cash as desired.
Cancellation Policy:
In the case of 1 month stays (30/31 days, my minimum)
-We ask our guests to give us at least 7 days’ notice for any cancellation.
Any cancellation later than this will not be refunded.”
For longer stays, i.e - those exceeding 31 days,
- one months notice is required and refunds will not be made unless this rule is adhered to.
Payment can be made through PayPal or by direct payment online and a receipt of deposit will issue immediately.
Smoking Rules
Your host is a non-smoker.

Lovely stay in Elizabeth’s house. We were 3 French students, we stayed 5 weeks and she was very flexible with us.
Elizabeth was helpful for everything and especially for giving us some advices to discover the county.

I stayed with Elizabeth for 4 months during a semester in university. Elizabeth was very friendly and welcoming, and makes her guests feel like her house is there's. The rooms available are comfortable and private, and the bathroom is great. The kitchen is fully equipped and available to use, which is a plus. The location is also great, and is well connected to the city with a variety of buses and the dart.

My stay in Elizabeth’s home was wonderful. She’s a very welcoming and helpful host. The house is very nice and clean as well as the room I was staying in (in the attic). I settled very quickly and felt easily at home. Everything was perfect, I only wish it had been longer ;). I strongly recommend!
How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
