Lovely 5 bedroom house with a self contained Granny Flat / annexe situated in a quiet leafy mature suburb in Dublin 9.
Central location 1km to Beaumont Hospital, 2km DCU, 4km Croke Park, 4.3km Mater Hospital, 4.5km to city centre, 5.2km to TCD Trinity College Dublin and RCSI and 5.3km to Dublin Airport.
Omni shopping centre is a 10 minute walk from our house with many shops including Pennys, Nando's, Starbucks, McDonalds, Burger King, M&S, H&M, Tesco and IMC cinema.
Buses are: 1, 14, 16, 16C, 33, 41, 41C, 101 and 104 N4 which serves the Point Village and concert arena.
We have two buses 5 minutes from our house to / from Dublin Airport. The 41 bus operates a direct route to and from Dublin Airport 24/7.
Motor way : Close to M50 and N1 to Belfast
City Centre 30 to 40 min walk
My daughter is coeliac so I can provide a gluten free light breakfast. I can also provide a gluten free lunch and dinner for an additional cost.

**Please ensure you read my house rules before you book a room.**
This is a family home offering the opportunity to stay with a local. I am not a hotel so please be aware that you have to respectful of my home and neighbours.
Payment:
Full payment must be made on all bookings over €500, 72 hours prior to arrival. The balance on all bookings must be paid immediately on arrival before a key to my house will be given.
Cash, Bank Transfer, Paypal or Revolut is accepted
Check In - 3pm
Check out - 11am
Refunds: Homestay refunds your deposit if you cancel 7 days prior to arrival.
Light breakfast - self service available from 6.30am to 9am
My daughter is coeliac so I can offer gluten free options.
Neighbours to be respected - Guest must respect my neighbours and also be quiet after 7.30pm as my children go to bed early.
Eco friendly: I would ask all guest to seperate their plastic and paper and use the recycling bins. Guests are asked to bring their own towels as I am not in a position to provide fresh towels on a daily basis.
Showers : must not be longer than 10 minutes as a safety valve will shut off the power to prevent over heating of the electric motor.
You cannot use my address to open a bank account or get post sent to my address.
No alcohol or smoking permitted in my house.
No cooking unless you are staying in the Granny flat.
No wet clothes to be put on the radiators especially in the Granny Flat
No showers after 8pm inside the main house as my children will be sleeping
No guests allowed to visit my home.
No working from home is possible.
Smoking is not allowed.

Ann Maria was very pleasant to talk to and helpful with the informations about neighbourhood and how to get around Dublin. We had a warm welcome and Ann Marie`s kids shared some of the trick or treating loot with our kids. Even though she later had to rush to the hospital with her sick child she took care of the few of our needs. The apartmant was cosy and very clean. Kitchen is good enough to prepare simple dishes if you`re staying for longer period. We had our privacy with no annoyance from the outside (neighbours, traffic...) so we slept well.

Ann Maria is a excellent host. We had an amazing stay. The apartment was very clean and cosy. Great recommendations on where to eat and things to do around the neighborhood. We found ourselves a hidden gem in Dublin. We're definitely staying here again.

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) and a 25% deposit using a choice of payments: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal. The deposit is collected in advance on behalf of the host to protect against no show or late cancellations (within 7 days of arrival). You then pay your host the balance due on arrival. The 25% deposit payment is made to the host 2 business days after your scheduled arrival date. This deposit payment will only be refunded if you cancel the booking at least 7 full days prior to arrival.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
