About the Homestay
My Family Home:
I live in a 4 bedroom semi-detached house in a residential area close to a park and lots of open green spaces and Lidl shop which is approx a 3- 4 minutes walk. It is a very cozy house with a modern upgraded central heating system. The external walls have been insulated to a very high standard.
I have 5 grandchildren, 3 girls and 2 boys ranging in ages from nearly 10 years to 1 year. Two of my grandchildren are French and live in Nice with my eldest daughter and French son-in-law. Two of my grandchildren live 5 minutes away and call to my house every other day and the other lives approx 20 minutes away.
The large back bedroom consists of a very comfortable queen size bed with built-in wardrobes and two bedside lockers with lamps. There is a TV in this room too. I have two single bedrooms they too have built-in Wardrobes and bedside lamps. All beds have excellent quality orthopaedic mattresses. All bedrooms have WiFi and a spare set of bed linen for long stay guests who will be responsible for keeping their own bedrooms clean and tidy.
I have a lovely conservatory which I use all year round as I enjoy the view of my patio back garden which has a very nice granite table and granite seats for those sunny days of barbecuing and eating outside. This room has a TV /WiFi and stereo system in it with some nice cane furniture. I have a downstairs WC with a wash-hand basin. The kitchen is separated by the conservatory and dining room and includes all mod cons such as microwave, washing machine, plenty of cooking utensils etc. Guests have the use of these facilities especially if they are here on a long-stay. I have wireless internet throughout the house so this would be great for students who use Skype to keep I contact with their family. My sitting room is to the front of the house with Large TV with many channels.
I live 5 minutes away from the 15/65B bus stops which will take you directly into the city. The 15 bus operates every 10 minutes during the day and every 20-25 after 20.00. The 65B is not as frequent but is a shorter journey to and from the city.
I live close to some of the famous traditional pubs Johnny Foxes and The Merry PloughBoy which is very popular for tourists frequent. I live on a very quiet road with plenty of greenery all around and a local pub Scholars about 4 minutes’ walk from my house. They have musicians playing music at weekends which is very enjoyable evening.
I live very close to the M50 so if any guest wanted to travel to any other part of Ireland they have easy access north or southbound by rental car.
If main front door keys are lost by a guest you must pay for replacement lock and new keys. This is very expensive and could cost over €200.

About the Area
There are a choice of buses 15, 65B or the 49 all go to the city centre and only a few minutes walk from my house depending on which bus suits your college etc. The best way to travel is by bus and the cheapest is by Leap Card.
My house is located in the south-side of the city about 30 minutes by bus from the city centre which is approximately 8.5 km. There is a lovely Pub Scholars less than 5 minutes away from the house.
I am about 27. km from the airport by car it is approximately 22 minutes. Taxi will cost about €55 each way but I can collect once I have some notice at a special price of €25 each way.
I am close to lots of the big shopping centres, Dundrum, Rathfarnham, Tallaght, Blanchardstown and Carrickmines.

Hosts can offer a complimentary light breakfast at their discretion. All other meals will incur an additional cost. Meals and any additional payment should be arranged directly with your host.

Please note that the 15% deposit that is paid during booking confirmation is paid directly to Homestay.com, and not to me. They keep this money as they are the acting agent. I do not receive any of the deposit. The remaining 85% of the cost must be paid on the first day of your homestay or can be paid directly into my bank account in advance of your arrival. Bank details will be given if you choose this method.
If you cancel your booking you may be charged on the following terms:
If the guest arrives and decides to leave early, the nights not spent 48 hours after the cancellation occurs 50% may be refunded at my discretion. The room is locked into a code with Homestay and it can take some time to release the room for availability for another guest to make a booking.
Guests staying for longer than 1.5 Month:
Guests/Students staying for academic year/ or guests/students staying longer than 6 weeks will have to pay a percentage towards the utility fees. This will average between €15-€25 per month depending on the length of stay and time of year. This covers the internet, hot-water, electricity, central heating etc and use of washing machine/kitchen and facilities.
Please keep my home secure and lock the front door when entering and leaving the house. The alarm must be used if you are leaving and when you are sure no one else is in. Please check with me beforehand as I will have this information.
No cooking after 21.00 hrs unless agreed by me. It is important to please keep the kitchen clean and tidy and wash and dry dishes and pots after yourself especially if you are self-catering. Please respect you may be sharing the kitchen with myself and other guests.
Please keep the bathroom clean and tidy after each use by rinsing the bath with sponge and disinfectant which is always in the bathroom. Remember this is a shared bathroom and no one likes a dirty bath! There are always clean towels and floor mats outside the bathroom. No showers after 22.00 hrs unless agreed with me.
Central Heating/Hot Water:
Please do not adjust the central heating/hot water settings yourself, ask me and I will happily do it for you. If you have any problems just ask me and I will check it out.
Other House Rules:
Keep noise to a minimum after 22.30 as this is a residential area and I have neighbours living each side of me and there may be other guests asleep in the house?
Please do not smoke inside the house however you can smoke outside but use the ashtrays for cigarette butts and not the garden etc. If you are caught smoking in bedrooms you will be asked to leave my home immediately or by first light next day.
Please do not invite strangers into my home; if you would like to invite a friend there is no problem once you check in with me first.
Please let me know if you are not coming home any night as I am a natural worrier and don’t want to be worrying about your safety unnecessarily.
Please enjoy your stay and treat my house with respect as you would your own home!

I really enjoyed my stay in Carmel’s home. She is very kind and friendly. The house is quite and always tidy and clean which is very good.
Carmel is a great host! She picked us up by car from the bus so we didn’t had to carry our luggage all the way. We felt very cozy in her house, like it was our home. She also had advice for every question we had. We loved staying with her and can totally recommend it! Thank you Carmel

Carmel is a fantastic host. Very kind and welcoming. The house is lovely and warm and very clean and tidy. The bedroom is so quiet and the bed extremely comfortable. The location is great too. Only about a 10 minute walk to the bus stop and also just a short spin onto the M50.

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 199 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
