My Family Home:
I live in a 4 bedroom semi-detached house in a residential area close to a beautiful park (Ballycragh) and lots of open green spaces. It is a very comfortable house with a modern upgraded central heating system. The external walls front and back have been insulated to a very high standard which helps to retain the heat in the house.

The large back bedroom consists of a very comfortable queen size bed with built-in wardrobes and two bedside lockers with lamps. During the pandemic this room has been updated with new wooden floors and walls freshly painted. There is a fabulous view of the Dublin Mountains from this airy bedroom. The double bedroom has WiFi and a spare set of bed linen for long stay guests who will be responsible for keeping their own bedrooms clean and tidy and changing bed linen if they stay for longer than 2 weeks.

The front bedroom is a single occupancy bright clean room. It has WiFi and a spare set of bed linen for long stay guests who will be responsible for keeping their own bedrooms clean and tidy and changing bed linen if they stay for longer than 2 weeks.

I have a lovely conservatory which I use all year round as I enjoy the view of my patio back garden which has a very nice granite table and granite seats for those sunny days of barbecuing and eating outside. This room has a Smart TV /WiFi and you can watch Netflix. This room has also been recently re-floored and the walls painted. All guests are very welcome to use this room for chilling out and watching TV.

Downstairs there is a WC with a wash-hand basin. Again please do not shave or leave hairs in the sink area as these clogg up the drains. It has new floor tiling and the walls painted recently. The kitchen is separated by the conservatory and dining room and includes all mod cons such as microwave, dishwasher, washing machine, plenty of cooking utensils etc. Guests have the use of these facilities especially if they are here on a long stay. You will have your own cupboards for keeping your food. You will share a fridge/freezer and a wire basket tray for your fruit and vegetables.

I have wireless internet throughout the house so this would be great for students who use Skype/Zoom to keep in contact with family. My sitting room is to the front of the house with Large TV with many channels. This is my private space although guests are welcome to pop in to say hello and have a chat.

I live 5 minutes away from the 15/65B bus stops which will take you directly into the city. The 15 bus operates every 10 minutes during the day and every 20-25 after 20.00. It is a 24 hour bus service so there is no need to get a taxi home if you are out very late.

The 65B is not as frequent but is a shorter journey to and from the city.

You can rent bikes from the University College Dublin also known as UCD......... https://ucdestates.ie/blog/2017/10/13/bleeperbikes-are-now-available-throughout-campus/ The S 6 bus which is a new bus will take you to they university.

The Institute of Technology Tallaght (Tallaght University) is about a 12 minute cycle or 30 minute walk. You can get the S8 bus which is 4-5 minute walk from my house and a short bus ride away.

Lidl is a short walk from my house to do your grocery shopping.

I live close to some of the famous traditional pubs Johnny Foxes and The Merry PloughBoy which is very popular for tourists to frequent.

I live on a very quiet road with plenty of greenery all around and a local pub Scholars about 3-4 minutes’ walk from my house. I live very close to the M50 motorway so if any guest wanted to travel to any other part of Ireland they have easy access north or southbound by rental car.

I have 8 grandchildren, 5 girls and 3 boys ranging in ages from 15 years to 3 years old. Two of my grandchildren ages 7 and 9 are French and live in Biot France with my eldest daughter and French son-in-law. Two of my grandchildren ages 15 and 11 now live in the USA. Two live in Cornwall England ages 3 and 5 years and the other two grandchildren are based in Dublin and are ages 5 and 8. I travel a fair amount to babysit most of them.

Additional Info

About the Area

There are a choice of buses 15, 65B or the 49 all go to the city centre and only a few minutes walk from my house depending on which bus suits your college etc. The best way to travel is by bus and the cheapest is by Leap Card. https://www.dublinpublictransport.ie/tickets.

My house is located in the south-side of the city about 30 minutes by bus from the city centre which is approximately 8.5 km. There is a lovely Pub Scholars less than 3-4 minutes walk from the house. There is a beautiful park a few minutes away.

I am about 27. km from the airport by car it is approximately 22 minutes. Taxi will cost about €55 each way.

I am close to lots of the big shopping centers, Dundrum, Rathfarnham, Tallaght, Blanchardstown and Carrickmines.

House Rules

Cancellation Policy:

If you cancel your booking you may be charged on the following terms. If
the guest arrives and decides to leave before the departure date a cancellation fee will occur and 50% may be refunded at my discretion. The reason is the room is it can take some time to release the room for availability for another guest to make a booking.

No Show policy:
VERY IMPORTANT TO READ: If you book and no show you are still liable to
pay 50% of the total fee unless you have been affected by Covid and cannot travel but you would need to send me a copy of a positive Covid result.

Homestay Deposit and Payment in Advance of Arrival:
PLEASE NOTE THE 15% FEE paid during booking confirmation is paid directly to Homestay.com, not to me. They keep this money as they are the acting agents.

Very important to read:
The amount for the stay must be paid directly into my bank account IN ADVANCE OF YOUR ARRIVAL. My bank details will be given to you on request.
However, If you stay for several months we divide the total payments for your stay. A month's rent is always paid in advance. It is standard practice in Ireland.

Identification:
1. I REQUIRE A COPY OF PROOF OF ID such as a passport.
2. Proof of attendance to a college, internship, or job you will attend for your stay.
3. You can work one or two days remotely, but generally, I prefer you attend the office, college, etc during the week.

***I do not take people under 22 years of age anymore. ***

No animals allowed.

House Management:
Please keep my home secure and lock the front door when entering and leaving.

Kitchen:
1. No cooking after 21.30 hrs unless agreed by me.
2. It is important to please keep the kitchen clean and tidy and wash and dry dishes and pots after yourself especially if you are self-catering.
3. Once your dishes etc., are dry please put them away rather than leaving them there all day.
4. Make sure to clean the sink and cooker after every use.
5. Always close the kitchen window if you open it especially before you retire to bed.
6. No cooking with a chip pan as this can cause house fires. I have an air fryer instead. Just ask to use it if I haven't shown you where it is.

Please respect my home you may be sharing the kitchen with me and other guests.

Cleaning jobs for long-term guests. Important Read:

1. If you are a long-term guest you will help with the general cleaning of the house once a week/fortnight or it may be done on a rota depending on how many people are here.
2. This includes hoovering the communal areas such as the kitchen/conservatory and thoroughly cleaning the shower room etc.

It's only fair we all help to keep the house clean. When the chores are shared it is much easier on everyone.

Very important:
if you OPEN windows please close before leaving the house or going to bed. If it's a kitchen or downstairs window please CLOSE before you go upstairs. Should I have a break-in/robbery due to windows being left open even in error YOU WILL BE RESPONSIBLE for all theft and damage. The same applies if the front or back doors are not locked after you.

Bathroom:
1. Please keep the bathroom clean and tidy after each use by rinsing the shower area with a sponge and disinfectant. There is always a supply in the bathroom. Remember this is a shared bathroom and no one likes a dirty bathroom!!
2. Please remove all hair from the waste drain after each use. It is not fair that this should be left to me.
3. Please do not shave hair down the drains either in the shower or the wash-hand basin. Hairs will block the drains. If you need to shave, place a plastic bag over the area and dispose of it when you have finished.

4. NO SHOWERS AFTER 21.45 hrs or before 09.00. I know there will be exceptions to this if you are traveling but please check with me first.
5. The shower is an electrically powered one. (maximum length of time of 12-15 minutes) anything under that is preferable.

Central Heating/Hot Water: PLEASE DO NOT ADJUST the central heating/hot water settings yourself, ask me and I will happily do it for you if I think it necessary. The house is very well insulated and retains the heat. There is constant hot water.

Other House Rules:
Keep noise to a minimum after 22.00 as this is a residential area and I have neighbours living on each side of me. There may be other guests asleep so be mindful of that.

NON-SMOKING HOUSE. Please do not smoke inside the house however you can smoke outside but use the ashtrays for cigarette butts and not the garden etc.

IF YOU ARE CAUGHT SMOKING IN BEDROOMS OR INSIDE THE HOUSE YOU WILL BE ASKED TO LEAVE MY HOME IMMEDIATELY OR BY FIRST LIGHT THE NEXT DAY AND NO REFUND WILL BE GIVEN.

Please do not invite strangers into my home, if you would like to invite a friend or family member there is no problem once you check in with me first.

NO PETS ALLOWED

Please let me know if you are not coming home any night as I am a natural worrier and don’t want to be worrying about your safety unnecessarily.

Please enjoy your stay. Treat my house with respect as you would your own home!

Smoking Rules

Your host is a non-smoker.

Smoking is not allowed.

Had a great say. Clean house with all the accommodations you could ask for, lidl close by for the groceries, easy to go into town while being in a very calm and safe neighborhood.

I stayed at Carmen's place for 4 months and honestly, it was such a great experience. From the moment I arrived, she was super welcoming and made me feel totally at ease. The atmosphere was relaxed, the space was clean and cozy, and I immediately felt like I could just be myself.

We had some really nice chats in English, and even though it’s not my first language, I felt really comfortable speaking with her, she was super patient and easy to talk to. It felt more like staying with a friend than just a host.

She also gave me a few tips about the area and was always happy to help if I had any questions. Overall, I had a great time, and I’d definitely recommend her to anyone looking for a chill and friendly place to stay.

    Thanks again !

Carmel is an amazing and caring host who goes out of her way to make guests feel welcome, even while balancing an active social life. The room was lovely—comfortable, well-equipped, and had everything I needed for a great stay. I truly appreciated her warm hospitality, and if I ever find myself in the area again, I would absolutely love to stay with her once more. Thank you, Carmel, for everything!

We really enjoyed our stay with Carmel! The atmosphere is warm and welcoming, and Carmel is very attentive and kind! The room was nice, with a view of the hill and a big bed perfect for two people! We had access to the kitchen and space to store our own food. The house is located in an area outside central Dublin, but the buses go regularly around the clock.

I had the most wonderful experience staying at Carmel’s homestay in Ireland. From the moment I arrived, Carmel’s warmth and hospitality made me feel right at home. She went above and beyond to ensure that all my needs were met, creating a truly welcoming and comfortable environment.

Her attention to detail and genuine care for her guests is truly exceptional. Whether it was offering helpful local tips, preparing delightful meals, or simply sharing lovely conversations, Carmel’s kindness and attentiveness made my stay unforgettable.
