The villa is my home and i love living here, in sync with nature and fully immersed in tuscany, there is a large garden that come alive from spring to autumn, i make olive oil on site and am planning on being more and more self sufficient in the future.

About the Area
The villa is located immersed in a forest with open 360 views to the sea stretching from monte amiata to the island of giglio and Elba, the house is shaded by big oak trees, the access to the property is along either of two gravel tracks not suitable for low bearing sports cars.
From the property its possible to go trekking from the door and there are many itineraries that can take you to the local villages.
If you are looking for quiet peaceful and remote this is the place, listening to the cicadas at day and the owls at night.
you must have a car for this property or make special arrangements to be picked up by myself as it is remote.

House Rules
No smoking in the house there is a balcony from he room with a view or outside space in the garden, no parties unless I'm also partying! Always be considerate of other guests staying at the property in the separate apartments so no contact with them is necessary.
Please keep your room clean and tidy, turn lights off and don't waste water.
No outside fires or bbq in summer!

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
