Homestay & Language School in one package available!
The school is located 10 min by train from our traditional japanese home!
Our house is located in Otsu city, 10 min by train from Kyoto station.

We can offer you to take Japanese lessons while staying with us.

The plan with lessons includes:
2 hours of Japanese language lessons 10.00 - 12.00
in the morning, every day from Monday to Friday.
The rest of the day you can spend freely (of course!).
Saturdays & Sundays the school is closed,
so you will have the whole weekend to your leisure.

We only accept monthly stays and the fees are to be paid in 1 month increments. (During the mid-summer and mid-winter we charge 10,000 yen extra per month for electricity.)
The payment for lessons will be made separately, to the school. The price for lessons is 100,000 yen per month.

(Note. We are not in the position of giving you a VISA, so without a VISA your stay will be limited to 3 months.
If you are planning on going to a bigger language school, you may also come to our school first to prepare yourself, and discontinue the lessons from the point you start going to the other school.)

About the Area

The house is located 10-15 min on foot from Otsu-kyo station (JR, Kosei Line), or 5 min on foot from Minamishiga station (Keihan Line).

The school is located 10 min on foot from Otsu station (JR, Biwako Line), or 3 min on foot from Shimanoseki station (Keihan Line). It is a 3 min walk from Biwa lake.

Meals

Hosts can offer a complimentary light breakfast at their discretion. All other meals will incur an additional cost. Meals and any additional payment should be arranged directly with your host.

House Rules

1. Contact us if you are not coming home for the day OR if you are coming home late.
2. If you want to use our telephone we need you to pay for the calls you make.
3. Keep your room tidy and clean.
4. You may use the kitchen and dishes etc, but we need you to wash your own dishes and keep the kitchen clean.

Smoking is allowed outdoors only.

How do I book?

Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.

When do I pay?

Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 199 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.

When can I share my contact details?

Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
