About the Homestay
This apartment is about 30㎡ entirely. I live here, which means I will be your flatmate.
Sounds small especially for 2 persons in a space but sometimes it was very enjoyable like fun flat sharing.
So, I would like to meet tidy, friendly, respectful, nice people, and if we are interested in we can hang out. But if you prefer not, I respect your style.
However, if you are not concerned about climate change, don't try to do anything about it, please give up to think about here.
I am not at home daytime during the week. Routinely leave around 8:40am by bike and come back at around 7-10pm. I practice yoga at night and go to bed at around 11-11:30pm.
I speak fluent English et parle un petit peu français. I will start learn Italian this year then after Spanish.

Refundable Deposit JPY 30,000
If your reservation is less than 3 months, Please pay all of rent and security deposit.when you arrive.
Minimum renting term is 1 month, however, if you need to move out in less than 1 month due to circumstances, rent will be calculated on JPY 3,500/night (July, August JPY 4,500) basis.
note: because this apartment is small (30sqm), there are many restrictions to maintain the premises in good condition . Please check RULE section.

About the Area
There are so many restaurants or bar in this area and very well connected to everywhere.
One of the most popular neighbourhood in Japan.
Also it's very central Tokyo. 3 minutes walk from Tokyo metro Ebisu station. Shibuya is 15 minutes walk or 2 minutes by train. Daikanyama, Nakameguro, Hiroo are close as well.

This is Draft Terms and conditions of rental.
between Kazue (Landlord) and You (Tenant) for the individual bedroom or the Space (The room) in the apartment (Premises) and will be modified.
To process this contract Tenant is required to show ID e.g. passport. Landlord and Tenant process video talk to do so. To complete the contract, copy of ID will be kept by landlord. It is used only for verification. It doesn’t go anywhere unless otherwise law enforcements require it.
* Please be quiet between 10pm – 7:15am.
* Use of premises
- Maintain the room and entire premises including all appliances, fixtures and furnishings in clean, sanitary and good condition.
-Belongings tenant bring to premises or tenant themselves also need to be clean with clean and fresh air, bringing bad air or smell are not allowed.
- After using shared area e.g. bath room, kitchen etc cleanup the area.
- No trash or unsealed food can be kept in the room as it cause sanitary problems e.g. draw germs, mold, pests.
- No opened food can be left in premises. Always need to be sealed or stored in fridge as it cause sanitary problems e.g. draw germs, mold, pests.
- Take off shoes to enter premises.
- Wheels of suitcase etc which ran outside are not permitted to run inside premises. Need to be put on sheet.
* Trash Clarification, minimize trash
Tenant strictly follows trash rule and makes an effort to minimize trash realizing land is limited to dump trash and always generating emissions in this country which cost huge.
Tenant never keep trash in the room and bring designated area. Tenant never take trash away from premises, landlord does.
* Minimize energy use, emissions
Turn off light or air conditioner when you leave the room or premises. Tenant open water tap only for consume. Tenant will not use airconditiner excessively unless otherwise unusually hot or freezing.
* Alternation of the premises
Tenant will not make any alternation, addition or development without first obtaining Landlord's written consent.
Premises is occupied only by Tenant
Inviting visitors is not permitted without first obtaining written consent. It's limited to immediate family or equivalents. If they stay over extra fee will be charged.
* Respect neighbors and be careful not to cause any trouble.
e.g.: by talking loudly, shutting door loudly, illegal rubbish dumping etc..
Minimum rental term is 1 month, however, if you need to move out in less than 1 month due to circumstances, rent will be calculated on JPY 3,500/night.
Booking here knowing moving-out in less than one month is not acceptable.
* Refundable Security Deposit
Security Deposit will be returned to Tenant when this renting terminate, less any deductions for damages with written details of expenses statement and receipt.
Security deposit is used to fix any damages which Tenant is responsible for including damaging appliances, fixtures or furniture, or special cleanings but it's not limited.
* Additional rent
If Tenant's routine starts excessively early or finish excessively late, additional rent may be required.
If renting term is 3 months or less, tenant pay rent for whole duration, changeover cleaning fee and security deposit on arrival date or in advance.
If renting term is over 3 months, tenant may choose to pay rent monthly or in one time on arrival date or in advance.
If tenant choose to pay rent monthly, tenant pay the first month of rent, changeover cleaning fee and security deposit on arrival date or in advance. From the second month of rent, rent is due on the first on the months.
If tenant choose to pay rent in one time, tenant pay rent for whole duration, changeover cleaning fee and security deposit on arrival date or in advance.
Strictly prohibited in entire building
* Inspection of the room
Landlord enter the room at reasonable time to inspect condition of the room, appliances, fixtures and furnishings
* Public health
If Tenant is infected contagious deceases including flu, Tenant will not be allowed to stay in premises and need to be hospitalized.
* Notice of lease termination
1 week advance with written consent.
When rental is terminated, tenant removes all of belongings, returns the key, leaves the premise as it was e.g. cleanness, layout etc.
- If tenant breaches this terms and conditions repeatedly, receives notices repeatedly, but doesn't fix the problem, and then tenant receives evict notice. After receives evict notice, tenant removes all of belongings, returns the key, leaves the premise as it was in 3 days.
- If tenant engages in illegal activity, tenant needs to be evicted immediately, removes all of belongings, returns the key, leaves the premise as it was, and landlord will work together with law enforcement.
- no refund of any portion of rent will be made in these case.
Smoking is not allowed.
How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 199 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
