House Rules

The price of the room with bed and a complimentary light breakfast includes with a choice of cereals, toast/bread, fruit/juices, yogurt's, coffees and teas.
The room will be cleaned by arrangement.
For longer stay lodgers you can use the washing machine, but for any extra washing loads you will be asked for a laundry fee of £5 per load- the washing powder is included.
Guests are required to keep their rooms tidy and free of food waste.
No overnight visitors are permitted. Any visitors must leave the premises at a reasonable time during the week and at the weekends.
The owner reserves the right to require electronic equipment to be switched off if they're causing annoyance to them or other occupiers.
There's a communal bathroom upstairs and a separate toilet with a hand basin downstairs.
The kitchen utilities (crockery/microwave/kettle, etc) and work surfaces are for everyone to share & must be left clean and tidy putting away anything used by guests after use.
Guests may use the sitting room when the owner permits the use of this room overwise it is PRIVATE.
Guests have the use of the bedroom assigned to them but they do not have exclusive possession of it. The owner reserves the right to require the guest to move to another room at short notice should there be a need to.
Guests must not move furniture, pictures or wall hangings with out the consent, nor should they install their own furniture, pictures or wall hangings without consent of the owner .
No smoking please on or near the property!
Guests returning to the house after 10 p.m. should make prior arrangement with the owner first.
There is car-parking space for one guest, but if you require an additional spaces please arrange this with the owner.
Please keep our home secure and double-locked (the front door locked when entering and leaving the house). No extra visitors to house unless pre-arranged with the owner.
No smoking in any part of the building or around the property.
No excessive consumption of alcohol before or upon entering the premises.
Please be quiet when entering the house if you are coming in later so as not to disturb the family and other guests staying.
No take-away food to be eaten in the rooms as there is a kitchen for dinning if you need it! If using the kitchen or bathroom leave it tidy for others to use. If staying out late please notify the owner of your return.
No pets to be brought to the house.
Preferred language is spoken English in the house.
There is parking available but please let the owner know first if you need to use parking for a vehicle.

*Please note a security deposit of £100.00 will be required for short stays, plus:- a £20.00(Key deposit ) . *This is refundable providing there is no loss of the house keys and there has been no loss or damage made your room or any item or area of the house which has been made at fault/by the guest. *This will need to be paid on arrival along with your agreed rental payment. *This will be returned via bank transfer to your account no longer than a month of your departure if all is as it was upon arrival and the keys returned promptly.
*Please note there is a Room cleaning charge for £10 per room per booking to be paid with your booking.

Additional Info:

A deposit of £100.00 for the loss of house keys and any damage made to the room will need to be paid in advance of rental. but returned on departure if all is returned as it was upon arrival.
