Lovely rooms to let in Georgian townhouse east of city centre. House is on good public transport links to city centre (20 minutes) and all the main universities (service 45 outside our gate to Queen Margaret, The University of Edinburgh, Napier University and Heriot Watt University), Portobello Beach (10 minutes) as well as many of the great sights to see in Edinburgh. The all-night bus service runs to our neighbourhood. The house is situated on a quiet private street and there is free on-street car parking close to hand. I offer monthly prices for students so please ask. I do not have accommodation over the Christmas period so please factor this in to your plans if you are staying long term.
Please note in January 2019, there is some renovation work taking place, which will mean slight disruption to the household and only one bathroom for a 2-week period-if this will be problematic for you, please do not book!
Additional Info
We are Scottish, very helpful and friendly, although lead busy lives. Ideally our guests will be friendly but self-sufficient and independent.

About the Area
Our house is situated in a quiet suburb to east of city centre with great views over the city. There is a supermarket and public library close by and several food take-always and pubs. There are several nice places to walk close by including Queens Park/Arthur's Seat and Portobello Beach. Great bus links mean that nowhere is too far away!

Hosts can offer a complimentary light breakfast at their discretion. All other meals, including a full breakfast, might incur an additional cost, if offered. Meals and any additional payment should be arranged directly with your host.

House Rules
*Check-in between 2pm-4pm or by arrangement-often we have guests departing and arriving on the same day so rooms are not available before this time, although it may be possible for you to leave your bags and collect a key earlier on this day, so please ask, if this is something you may wish to do.
*Please be aware that your payment for your stay, plus a security deposit, returnable at the end of your stay (if stated in out prior correspondence), is due on your arrival, or prior to this if you want to make a bank transfer - it requires to be in British £s. For longer stays, over 2 months, it is possible to make monthly payments or pay in instalments - this can be negotiated so please ask. Please DO NOT put me in a position where I have to chase you for your rent as this is both stressful and inappropriate and may result in you being asked to leave.
*One months notice (either way) is required when vacating or if asked to leave (this is to safeguard tenant and hosts).
*Please keep noise to a minimum after midnight.
*Feel free to use the kitchen and dining area, but clean up after you, including washing and returning all dishes etc to their cupboards.
*I do not include breakfast in my room rates .
*Please leave the bathroom as you would wish to find it-there are cleaning materials and a mop within it.
*Leave outdoor shoes in the hallway as it helps keep our house clean.
*If you are staying more than two weeks, bedrooms are your responsibility to look after (for your privacy) and there are cleaning materials within your room, plus a vacuum cleaner, mop/bucket which can be borrowed etc-just ask and we can provide what you need. Any damage or dirt will be taken off your deposit at the end of the stay.
*All rooms have spare bed linen and towels within them so please change and wash as suits you-try not to leave all the linen for when you vacate as this can be difficult for us at very busy times with guests vacating and arriving almost simultaneously.
*Thank you and please ask for anything you require as we hope to be hospitable and ensure a good stay!*
*Please do not let the cats in your room-not all guests like pets and we do not want the cats to get into bad habits.
*Please do not invite strangers into our home - friends are welcome but only by prior discussion. Overnight guests must be arranged in advance and we ask for a courtesy fee of £12 per night, to reflect additional costs to household and (potential) inconvenience to other guests in terms of the extra strain on services, such as the bathroom, kitchen.
*Check-out by 10 am at the latest please unless by prior consent. We are always available to store luggage for people who have later travel arrangements. Just ask and we will try to accommodate your needs!
*Deposits are returned once the room (and other areas used) has been fully checked for cleanliness, damage etc. Any damage etc will be recorded by photograph and reinstatement/replacement costs taken off the deposit before return. Keys must also be returned prior to release of the deposit.

Maggie is a lovely person and very welcoming. Her house is warm and feels like home. We have felt very good at Maggie and we appreciated her availability, her advice and our discussions! Our stay was very pleasant and I’ll return with pleasure !!

Staying with Maggie was lovely. She always tried to help me and was very welcome from the beginning. Her cats are super cute and the house and bedroom beautiful and comfortable. I wouldn’t change anything!

Maggie house is located in a beautiful and quite neighbourhood, less than 10 minutes bus far from the Old town center. I'd rather call the room we stayed an apartment for it is pretty large and comfortable, with a bathroom we could use actually on our own.
She was usefull also because she helped us in planning the rest of our journey in Scotland.
This was not our first experience with Homestay and it won't surely be the last, for we found, in Maggie's house, much more than we expected.
We really felt like being home. We shared really nice days there. We came in touch with Maggie's family that made us part of it during the days we were there. We will ask Maggie to host us again in her house when we come back in Edinburgh, for sure.
We highly raccomend Maggie's house if you want to spend some beautiful time in Edinburgh.October 2017

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
