I live in four bedroom town House in Stoke Newington, North East London. Just 2.5 miles to the City of London and 6.5- 7 miles to Central London. I have two spare rooms in available as my children have grown up and left home. My grand chichren visit and may sleep over but just once a month. My house is on three floors and empty rooms are in the basement with own shower and toilet facilities and mini electric hob and microwave. Guests are free to use main kitchen on ground floor to prepare meals

About the Area
2 very nice rooms -one very large with twin beds and one double room in very in Victorian house. Property very central and in a very hip location in London. Extremely easy access to central London. Guests have sole use of own toilet and shower. Excellent transport routes. Property in quiet street very close to 5 rail and underground stations(Dalston and Dalston Kingsland, Rectory Road, Hackney Downs and Stoke Newington Stations). Also very close to bus routes, 273, 236, 149, 243, 76, 67 and 73. Close to some of the best parks in Hackney.

Annie is a wonderful host, very attentive and communicative. The home is great, the room is spacious and the location is great - closeby public transportation, a small creative districts and loads of excellent restaurants. This is the second time I am staying here, and would highly recommend the stay.

J'ai été reçu avec énormément de sympathie par Annie dans son logement bien situé, avec beaucoup d'accomodations proximité. La chambre était parfait pour un séjour à Londres, Annie est attentionée, on s'y sent comme à la maison. Je reviendrais pour sur !

Stayed at her place for two weeks and found it to be great! The location is 15minute walk distance to the overground, and has plenty of buses nearby that goes to central. The room is spacious, and you get your own little kitchen in the basement suite. She is very unobtrusive, and let you do your own business. Would come back to this location if I were to come back to London again!

Annie is friendly, warm and welcoming. Room was comfortable in hip location. She even supplied bottled water, fruit and breakfast foods! And helped me do my washing as I was there a week. Thanks Annie.

Excellet location, very well connected. The room was spacious. Its in the basement where theres a microwave, fridge, cooker, oven, plates, cutlery.. there's a bathroom in the basement too. Annie is a lovely woman and I felt really comfortable during my stay.

Annie's welcome was extremely friendly and warm, with fruit, water and some breakfast cereals. She gave helpful advice with public transport etc. Basic cooking facilities, cutlery needed cleaning before use. Some of the furniture seems a little overused, beds comfortable.

Being a guest at Annie's home was a wonderful experience. the basement was all for us: there is a fridge and a very comfortable small kitchen. annie is the perfect host: hospitable, unobtrusive and helpful. very attentive to her guests: she let us find fruit, water and everything needed for breakfast! it's very sweet, we will be back soon! thank you very much for your availability!

How do I book?
Contact the host about your stay - tell them a little about yourself, why you are staying and ask any questions you have about their homestay. You will be able to book immediately after sending your message.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) and a 25% deposit using a choice of payments: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal. The deposit is collected in advance on behalf of the host to protect against no show or late cancellations (within 7 days of arrival). You then pay your host the balance due on arrival. The 25% deposit payment is made to the host 2 business days after your scheduled arrival date. This deposit payment will only be refunded if you cancel the booking at least 7 full days prior to arrival.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
