My cat Lexi and I have hosted many guests from all over the world. I have 2 spare bedrooms that will accommodate 4 people. One Queen and 2 twin beds. My guests have conveyed compliments to my morning breakfasts. My home is a about a 12 or 10 minutes from the nearest Metro/Train. It is 1 Block to the nearest bus and one block to the pharmacy, supermarket, hospitals, and local shops. The parks are close by and there is plenty to discover in this working class neighborhood. If you are looking for a quiet stay with out drama, then I am your host.

About the Area

We are 2 blocks form Kingsbrook Jewish Medical Center and about 12 blocks to Brookdale Hospital Medical Center.
The Nearest Metro/Train is 12 blocks away. Our block is quiet and most Hospital Emergency are not allowed to put on the Sirens in Residential Blocks. There are plenty of shops, fresh supermarkets, and loads of cultural diversity.

House Rules:

There is a post office 3 blocks away and Amazon Boxes for delivery 1 Block away for any delivery or purchases to be delivered. Do not use host address for deliveries or mail.
Any NYC resident guest requesting to stay 25 or more days must complete an Online credit check including if they are a party of 2 or more. All guests including international guests staying over 25 days. Can use this link for the credit check: https://www.on-site.com/apply/company/30770/user/180732
You will need to provide 2 forms of Identification and emergency contact upon arrival at the home for each guest. You are required to forward 50% of your payment to the Host within 48hours of booking by Paypal. A link will be sent to your email. The balance is to paid upon arrival.
All guests must communicate if they are currently under quarantine or have been with someone that is in quarantine for the Coronavirus. If you are visiting NYC and have to quarantine for the mandatory 14 days you will have to pay the extra 7 days in advance. Guests must be confined to their rooms.
All local NYC guests must provide their permanent home address and Occupation. There is No Smoking of anything. If you need to smoke, walk down the block. Do not smoke in front of the house. Do not smoke in the house or through an open window.
Guests' reservations will be immediately cancelled without refund for any smoking of any thing. In addition upon cleaning of the room and there is any smoking smells or evidence,There's a $200 fee per day booked for smoking in the property while the guest was there changed to your account for immediate payment. There's a $100 fee per day booked per person above the number of guests you booked for. The reservation will be immediately cancelled with the full penalty paid as breach of the house rules upon evidence of broken house rules. No refunds will be given.
All Local NYC guests MUST contact the host BEFORE booking and ask permission to book the place and complete the requested details noted. If the place is extra dirty, beyond the normal reasonable mess, beyond what a courteous guest would leave the home, there's an extra $140 fee per guest, to cover extra costs for cleaning. That includes if the walls are dirty, if the guests leave pots and pans in the kitchen sink, ring around tub if the floor/walls is stained or bedwetting issues or bed is stained etc. If any portion of the House Rules is violated, it's grounds for immediate termination of the reservation without any refund.
Only the person that made the reservation is allowed to check-in. All persons must have a HomeStay account. i.e. You may not make a reservation for 1 person and 2 or 4 people to show up. Confirm with HomeStay how many guests you will be altogether and register them. You must have a valid working phone number before you book. If we try to contact you before check-in, we're allowed to cancel the reservation without granting any refund. All further communications must be text through Homestay.com after the initial phone call. If you have any undeclared guests, and they are granted permission to stay by the host, there'll be an additional charge of $100 per day booked per undeclared guest. Also, the undeclared guests must complete a credit check to be given consideration to stay. If permission is granted after the credit checks, you will pay an additional $100. per day for the undeclared guest. The guest must then register with Homestay. No exceptions.. If you have a complaint about any aspect of the property or of the hosts or host's personnel, and you tell us or Homestay about it, you're authorizing us to get into the room to fix the issue, to solve the problem, or to repair the home or clean it to the standards that you require. We don't need extra authorization to enter the room if there's something you deem unsuitable, that needs remedy. All dishes/ pots/ pans must be washed immediately after use and returned to the appropriate storage areas. No feet on the furniture please. No shoes of any kind are worn in the home. Only socks. Keep all lights turned off when you leave the house or your room. No pets of any kind. No children. No one under the age of 18 years old. Quiet Hours after 10pm Check out is 11am Late Check out is not available. If you check out later than 12 noon, you will be charged a 1 day rate for the time we need to wait to recover the room. Check in is 3pm. Early check in if permitted is ½ nightly rate payable in advance or by getting prior permission from the host. All guests that stay 6 days or more must provide 2 forms of identification upon arrival and an emergency contact we can reach that day. Turn all lights off when you leave the house and key lock both the doors. They do not slam shut. Walk gently in the house and do not run.The Floors are not soundproof. Enjoy your stay. How do I book?

Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.

When do I pay?

Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.

When can I share my contact details?

Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
