House Rules

HOUSE RULES - PLEASE READ My home is NOT an Office! I only allow people to stay here who WORK or go to SCHOOL during the week. From 9-5, I need the house empty to work. I have cleaning people here during the day, making it exceedingly difficult to clean when people are here. The household expenses are doubled if guests stay here all day in which case on those days you will be paid $35 for Day Rate. This is for monthly Renters only.
There is an additional DAY rate to cover expenses if you work from home. If you are home any day during the week 9-5 is 30 per day.
It would help to let me know at the beginning of your stay, but this is not something I can work with; my day is dedicated to taking care of the home as I also live here.
I have a dog, He does bark, he uses paper when indoors, and I try to clean it as soon as I see it.
 If you work from home, there is a day rate that must be paid for the monthly stays. Please discuss this and payment before booking.
 Gaming uses up a lot of bandwidth; please be mindful of your time online other residents need to access their online accounts.
 SMOKE FREE- NO smoking anywhere on the property.  Please keep your rooms locked when you are not home, and doors closed at night. Do not enter another bedroom
 The shared bath must be cleaned after each use. In each room, you are given a basket; please use this basket for your toiletries and do not leave anything in the shower. You may put a few things in the cabinet; remember it is a shared space
 Utilities included. (Heat, hot water, and air-conditioning, & Wi-Fi)
 Fully furnished bedrooms (must be left in the same condition as found).
 Do not put nails on walls or write on walls.
 FREE Wi-Fi (Wi-Fi password is on the fridge in the kitchen top right-hand corner) There is a Wi-Fi extender upstairs (however, although expensive, the cable guy says it does not work with the router, so do not buy another).
 Full kitchen access must cleaned (THOROUGHLY) after each use always. Cleaning products on the countertop may be used.
 Free Street parking in FRONT of my home, in a residential neighborhood, if neighbors ask, you are my guest.
 The cleaning staff will come and clean the main areas if you want your room cleaned, I can arrange to pay them $20 to tidy up your room. They do not do laundry.
 No FOOD in bedrooms.
 I will be home, and I am available for interaction. I have a home office and work most days in it. I give you space. Feel free to ask me questions if you want to chat, but I will not intrude on your privacy.  Community rooms with TV, Internet, and Lounge Area. Living Room, Dining Room, Den, and Deck. You may use the lower deck for privacy with a chair.
 Small Dog lives in the house, hypoallergenic and lovable. Never hit the Dog or be mean to him. He does use a pad when indoors and I will clean it as soon as I see it.
 Lock the front door when no one is home and at night always.
 You must buy your own food, do not use another renter's food. Replace food or household items used. If you use, paper towels, toilet paper, or water that is at the home you are required to replace it.
 There are shelves in the Kitchen that you may use to store your food.  No Alcohol or Drug use anywhere on the property.
 No overnight guests permitted, No parties.
 Quiet after 10 PM you may watch TV but if you come home after ten, the Dog will bark and wake up the household.
 You will be given two towels and a set of sheets you must clean and leave them when you check out.  Any damage to rooms or homes or items missing from the room will be deducted from your deposit.  No Parking in the Driveway -YOU MUST HAVE A CAR TO STAY HERE. Please do not work in the Kitchen with your computer you may work at the dining room table, den, or deck, the Kitchen is for preparing food and eating only.
 Please do not leave your shoes ON when in the house. Put shoes in Cubby. Don't leave them on the Floor. Please wear indoor house slippers, as shoes are very loud to other renters, and bring outside dirt into the home.
 Do not use the fireplace without me at home. Please do not put oil down the drain in the Kitchen it will damage the septic tank, clean the sink each time you use it.
 Do not flush anything down the toilet other than body waste and toilet paper because of the septic tank
 When you cook in the Kitchen, you are responsible for keeping the stove, counters, dishes oven clean.
 I do not allow my guests to work from home, all residents are working professionals with daytime jobs. I am home during the day taking care of the house, running my business, and maintaining the home; having you here during the day is not permitted; lock your room we will not enter.
 There are cameras in my home, Outside Front and Back, and in all main rooms. Never in your room or bathroom.
 Stealing my things or anyone else's will result in a police report and be reported to Airbnb.
 Replace all household items you use, water, paper towels, toilet paper, etc.
 Illegal downloads using my IP address will be prosecuted to the full extent of the law.
 PLEASE LEAVE YOUR ROOM THE WAY YOU FOUND IT! THAT MEANS Clean Sheets & Clean Room.
 My home is a shared space, and everyone is required to keep it clean Thank you, and I hope you have a great Stay!

 NO Uber drivers on my street out of consideration for my neighbors

 Great Advantages:  Peaceful Private Home in a quiet location away from the hustle of NYC but a 20-minute drive into NYC.
 The 2.2-mile run/hike next door at Park and Reservation. Green Space, lots of trees, space, and nature nearby.
 Minutes walking to Horseback Rides, 20 minutes to Times Square by car or bus, 55 Minutes to Sandy Hook Beach, and 10 minutes to Met Life stadium, including concerts and sports attractions, the new American Dream mall, and a waterpark.
 Air Conditioning and Heat included.
 Fully furnished bedrooms, clean, bright, and quiet. Hardwood floors, small size closet, queen size firm bed, one window, plenty of light, easy access to Kitchen and bathroom, one dresser for clothing, small desk, and a bookshelf.
 You will have a key to lock your room and a code for the front door, which will be charged when you check out.
 FREE Wi-Fi in the home the password is on the fridge, house computer, printer, and fax for the United States calls only.
 Full kitchen access including rice cooker, blender, juicer, toaster, and outdoor BBQ that you will share with me (MUST clean up after).
 Free street parking in the residential neighborhood. Please always be mindful of the neighbors.
 If you like to garden, you are welcome to use the land.
 I will be home and available for interaction. I have a home office in the house and work most days in it.
 Quiet street in a safe neighborhood, No Uber or Uber Eats all packages from Amazon must be addressed in the care of Felise Berman. You may get an Amazon box at Quick Check and your mailbox at Post Net on Valley Road 5 minutes from here. All mail sent here should be in the care of Felise Berman.
 I have lived in this area my whole life and can give you a lot of useful information.  

Things to Consider:
 The laundromat is a few minutes away by car. You may NOT use the laundry room in my home.
 A grocery store nearby must have a car. Stop and Shop, Shop Rite, and Amazon (new store) are all 5 minutes by car.
 There is a cleared area in the Kitchen to store your food. I do not cook or prepare breakfast. You may cook and use my dishes.  New York City 20 Minutes There is a bus to NYC (with no traffic it takes 20 minutes). The walk downhill is a little steep but can be done to get the bus.
 You must have a car to get around from my home, you may not stay here without your own car.
 Shared bath and shared Kitchen, each person is required to keep the Kitchen & Bathroom clean.
 Small Dog lives in the house, hypoallergenic, he is an amazing, lovable dog...he will never bite, and he does bark (not too much). If you come home late entering quietly will help...If you don't let the door click, he may not notice. I am allergic to every animal on the planet because he is a poodle it is the only kind of Dog that I am NOT allergic to, he is groomed monthly. He does not go into the bedrooms if your door is closed, he may enter if you want him there.
 If I am free, I could provide transportation to Newark airport for $30 or any other Uber trip for the same cost if I have the time.
 You must clean your sheets at the laundromat or use your own. I so provide two sets.
 One person per room in the household, no guests.
 If there is any garbage in the room or the Kitchen is full, please bring it outside to pale. Monday and Thursday is Garbage Night out front.
 Buddha does use a pad when indoors and is cleaned as soon as I see it.
 Keep the bathroom doors closed.
 I do not prepare breakfast, I have Celiac disease and must be very careful with my food, but I do not place restrictions on you, as long YOU clean up right after, Floor, counter, dishes washed, and put your dishes away.
 My home is rather quaint, earthy, and homelike, and I do like it kept neat. If you use the stove, you must clean it.
 There is a community TV in the Living Room, I can order you a cable box at cost from the cable company you must pay for your room.
 I am not comfortable with Uber drivers coming around all the time, and my neighbors are not as well.
 NO GUESTS INSIDE MY HOME for any reason they may stay outside if they are coming to pick you up this is to ensure all guests feel safe. These are the things I want to be very clear about, so we have no misunderstandings.
 If you use the Kitchen, you must clean the counters, sweep up the Floor, wash dry, and put your dishes away; nothing gets left out.
 When you use the bathroom, spray the bathroom down with cleaner for the next person each time. Do not leave your hair in the sink, bathtub, or Floor. I supply a cleaner for you to wipe down and spray you must be respectful of everyone who uses the bathroom and Kitchen and leave it neat.
 You are responsible for keeping your room neat, if there are any signs of food and garbage and lack of basic cleanliness, I will ask you once then if it continues your stay here will be terminated for not following the house rules.
 I offer a long-term low monthly rate for people who do NOT work from home. I do not want anyone to abuse the low monthly rate and turn my home into their home/office. That means you go to work you do not work from my home. I must clean the house during the day and do my work from home. Otherwise, you can book the nightly rate of $80. If you are a guest here for a month, you can leave two rolls of Scott toilet paper, lightbulbs, and money for bottled water. I supply soap, shampoo, and conditioner; you do not need to replace them.
 When you arrive, the rooms are sanitized and very clean you must leave it exactly how you found it, clean sheets, clean floors, no garbage, no damage to anything in the room.
 No noise after 10 PM here.
 If you need something, please ask I will do anything to support your stay here. This is a shared space to keep everyone happy; following the rules creates a safe place for those who stay here. My monthly rates are so low because I prefer long-term stays but not if you will ignore the house rules.
