Our home is clean, quiet and convenient with many perks - it has a washer and dryer in the open kitchen for guest use. All stainless steel appliances, 2 bathrooms - which is a special find in Manhattan.

It is steps to Riverside Park, the NYC #1 subway train is also 2 short blocks. Riverbank State Park which includes Tennis Courts, Ice Skating Rink & an Outdoor Pool. Grill on the Hill sports bar & popular weekend brunch spot. Dinosaur BBQ, Cuban Restaurant Floridita, Talay Lounge.

Within steps we are also close to 2 supermarkets on Broadway and as well close to Fairway Market - great for grabbing many gourmet items including cheeses, prosciutto, fresh baked breads and the works, Columbia University and lots more. Major Banks, Grocery, Restaurants & Diners nearby.

House Rules

1) Check-In is between 5pm & 7pm.
Check-Out is 2pm.

Earlier Check-In or Later Check-Out times can be discussed and may be accommodated, once they've been requested and agreed to in advance communication.
--> If the requested earlier or later Check-In OR Check-Out time requires a Drop key-transfer service person, then a small fee of $30.00 US will be charged for that service - which must be agreed to and paid during check in.

2) Additional Guests:
Beyond 1 guest, All additional guest MUST be paid for before check-in.
1 guest is accommodated, additional guest charges are $40.00 per guest, per night.
- Please do not bring personal guests such as friends and family that are not booked (Or Announced) through Home Stay into the apartment.
- Never let strangers into the building it into the apartment.
- Always lock the apartment entrance door when entering and leaving the apartment.

3) Should any questions come up or if by chance anything is broken or is not working properly, please notify us immediately.

4) Never place any paper towels or sanitary napkins in the toilets ... that will clog the toilets and cost your host a high charge which will be added to the additional charges for your stay.

5) No parties, loud music or other forms of extreme noises after 10pm.

6) Never ring any of our neighbor's doorbell, it is very important that Home Stay maintains a good/respectful relationship with our neighbours.

7) No talking in the building lobby/hallways, we have seniors as neighbours and they are very noise sensitive.

8) No Smoking in the building or inside the apartment. No dishes in the Kitchen sink.

9) Very Important: Do NOT under any circumstances, even if asked outright - Do NOT discuss our business arrangement or disclose any information about our apartment size, cost or other details related to our business to Anyone! - to any passers by, to any neighbors, to anyone off the streets or to anyone living in the building or living next door. Refusal to be professional & discreet about our arrangement will result in termination of your stay and us asking you to leave.

    After an amazing experience in a previous Homestay in Boston, where I was welcomed and made to feel at home by a kind caring host, I was expecting the same here, but was very disappointed.

    My experience here was so bad, that it left me quite shaken. Due to the guidelines here, I won't go into details, but my privacy and security were breached.

    The hostess was unreasonable and unwilling to discuss any problems that occurred and instead of fair discussion resorted to passive aggressive bullying actions, leading to awkwardness and stress on my behalf.

    The apartment is situated conveniently close to the 1 line subway, but it is not in a quiet area as advertised, as there are groups of men hanging around together in the neighbourhood at all hours. Although I didn't have an issue with this, as I'm pretty street smart and keep to myself, I feel some people may/will.

    If you want a stress free environment with hosts who genuinely care about their guests enjoyment and well being, I definitely don't recommend this place. They just want your money.

    I also want to stress that my previous experience was fantastic, so I highly recommend Homestay's, just not this one.

    You were a horrible guest. Not only did you violate our house rules while you were staying with us - but your mother contacting us "needing to talk repeatedly about your refusal to honour our house rules" WAS ALSO INAPPROPRIATE. You have been caught by us and our other guest smoking repeatedly in our home - A listed non-smoking home, with house rules against smoking. You have repeatedly left dirty pots and dishes in the sink - which is for the use of all guests.
    AND worst when we were left no choice but to ask you to leave our home --- after speaking with you and your mother more times than any host should have to... we discovered that you left our guest bedroom completely destroyed. You left us a HUGE hole in the bedroom - looks like you punched a hole in the wall and you burned a large hole in the flooring - from what I can only guess that you carelessly left a cigarette burning in there and went out sometime.
    You were our first ever homestay guest and WE LOVE HOMESTAY. But you were a horrible, irresponsible guest who resorted to playing the victim once you were repeatedly reminding of the house rules and once it was insisted that you have to honour them.
    We may have the damage and destruction you left to deal with BUT we are winners to have you out of our home and out of our lives. We are grateful for that.

How do I book?

Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.

When do I pay?

Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.

When can I share my contact details?

Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
