THE ROOMS
The rooms are all fully furnished and equipped; Bed, Storage, Personal Fridge etc on request. Sheets, towels and hairdryers are provided. The rooms are cleaned every weekend, this includes fresh sheets, so you can just enjoy the room. 3 ensuite rooms available.

THE HOUSE
The house has everything you need to move in tomorrow. Its fully furnished and ready for you to settle in quickly. It is set up so that everyone has their own private rooms with underfloor heating.
There is also a separate fully equipped kitchen as its self catering , dining area so that you can enjoy your own space, this includes access to a communal piano.
There are 3 shared bathrooms, 2 with showers so you are never left waiting for the bathroom.
The garden offers over an acre of land, with plenty of outdoor seating, BBQ, space to enjoy dining, working out, sports, or simply relaxing.
Smokers: Smokers are allowed outside only.
Couples are allowed (extra charge on room)
PARKING
There is ample parking for those with cars.
THE HOUSE SHARE
The house is shared with owners. There's a separate guest entrance. We have four grown up children; one lives at home. We have seven grandchildren that visit on occasion. The owners are very friendly and open and happy to share the house with you.
LOCATION
Situated in County Dublin.
Peaceful area overlooking farmlands, yet only one mile from Lucan Village.
(5 mins drive, 20/30 mins walk).
The royal canal is directly behind the house. You can enjoy fishing, walking, and cycling.
St. Catherines Park is just an 8 minute walk from the house.
Westmanstown golf club, gym and tennis courts just around the corner, and Castleknock Golf club a further 2 km. Lutrellstown golf course is at the end of the road. Perfect location for golfers.
-Intel Ireland Lmt: 10 minute drive
-Leixlip Train Station: 20 minute walk via the canal directly behind the house or a 10 minute drive.
Dunboyne about 10 mins drive.
-Lucan Village: access via bus/drive 5 minutes, walk 20 minutes. L52 bus is hourly service, once an hour which either goes to Lucan village or goes opposite direction to Clonsilla train station.
-Clonee/Ongar 7 mins drive.
-Maynooth University: 15 mins drive.
-Dublin City: 23 minute drive from the house, or you can access via train links (Clonsilla/Leixlip) or bus links in Lucan Village. Lucan Village to Dublin City: 22 minutes via bus/car
TRANSPORT
Best to buy visitors travel leap card if considering using public transport. Best to buy this visitor leap travel card at the shop in the airport. Download the Transport For Ireland live LIVE app.
Airport hopper bus is approximately 13 euro ea way if booked online. This bus takes about 25 mins to Lucan village. Then L52 hourly bus up to house if timing suits or taxi approximately 10 to 12 euro.
From the airport if driving, take M50 Southbound, then take Blanchardstown exit 6 then Lucan exit 3. It's actually quicker journey if you do not go through the toll. Follow R121 road straight until you come to T junction. Take right turn R121 follow the road passing by Westmanstown sports then take nxt right turn, follow the road to the last property on the right. That's the house.
Visitors should purchase visitor travel leap card at the airport, if they wish to use public transportation. Its much cheaper option if hopping on and off buses and trains.
The L52 bus stop number 2228 is right outside the house but only goes by once an hour, 7 days a week and travels to Clonsilla train station then onto Blanchardstown shopping centre in that direction. The other direction is bus stop number 2226 to go to Lucan village it is about 100 metres opposite the house. This goes to Lucan village where you can get bus C3 and C4 and many more options into the city centre. Otherwise you can stay on L52 and connect with Adamstown train station.
If returning from the city to Lucan village bus stop 3367 Sarsfield Park is the stop to get off the bus. Then walk forward to bus stop 7774 outside Aib bank, its called Garda bus stop, up to the house. Get off at Collins Bridge which is stop 2228 outside the house.

Children
Anyone visiting with children must be fully aware that it's their own personal responsibility to ensure children are supervised at all times. Children can enjoy the grandchildrens toys in the garden , swings, slides, climbing frame,trampoline. However sole responsibility is that of the parents /guardians..

About the Area
Our house is situated in County Dublin it's inbetween Lucan village and Castleknock. It's not a housing estate although we do have neighbours we're not overlooked by houses and we overlook local potato farm. It's not in the City centre but in County Dublin.

House Rules
Guests must pay upon arrival before key can be given to come and go.Check in is normally from 3pm to 10pm.Check out is 10am.Guests cannot have any visitors enter or visit our home without permission beforehand. Guests should book appropriate number of beds to suit numbers. Please do not book for example a room for 3 ppl if there's 4 ppl arriving. The rooms are Not American style large, there're traditional Irish sizing.
Any guest that overbooks will forfeit their booking and will have to sourse alternative accommodation. Please do not do this. Simply rooms cannot accommodation more than what is listed.
Smoking is not be permitted inside the house,but outside is ok.
Alcohol should only be consumed if guests are of legal age to do so . Obviously we would expect guests to show respect for our home and not cause any damage. If cooking please clear up afterwards, leave cooker and any other utilities used clean for next person.Please load your used dishes into the dishwasher. Same with bathrooms ,clear up after use and don't leave messy for next person.
Guests should not enter anyone else's room or other areas of the house that are not guest area. Guest area is their own bedroom and assigned bathroom,guest kitchen and eating area.
Seating is provided in garden.
If a guest is in area that is not their own room or guest areas for use, they could be asked to vacate the house immediately.
There's a lot of garden toys for children, but 100% responsibility lies with parent/guardian.
No guest can use the address for registration in the country as guest only staying temporarily, not coming to live here.
Should guest require laundry service, that can be facilated for small fee and timing arrangements will be made for that.
Payment is upon arrival if not done so beforehand. If damage caused to property, then that is guests responsibility to pay for damage.
Guests must respect others and not disturb others by example being very noisy. Guests who have children should be able to care for them without shouting and screaming which disrupts others and is uncomfortable.
If sadly guest is asked to leave because of offensive behaviour daily rate applies.

The home and room was clean and as described. The kitchen was great - everything needed and clean (bring your food) for cooking. Lovely spot with a big garden. Sandra was a great host. Always available, friendly, welcoming and really helpful. A lovely experience of Dublin. Many thanks

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) and a 25% deposit using a choice of payments: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal. The deposit is collected in advance on behalf of the host to protect against no show or late cancellations (within 7 days of arrival). You then pay your host the balance due on arrival. The 25% deposit payment is made to the host 2 business days after your scheduled arrival date. This deposit payment will only be refunded if you cancel the booking at least 7 full days prior to arrival.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
