My place is a self contained garden level studio with kitchenette and bathroom, own entrance and covered bike storage. It is in the quiet South Dublin Georgian suburb of Ranelagh, Dublin 6, close to a thriving hub of restaurants, parks and activities. It is just two minutes walk from the tram (Luas) and bus. We are a family of four living in the house and I am on hand to help and welcome guests. Suitable for business professionals, students or interns.

About the Area
Our house is located on the south side of Dublin with public transport very close by. The area is a quiet residential suburb yet close to lots of restaurants, coffee shops, shopping, parks and sporting amenities in both Ranelagh and Rathmines. We are also close to Trinity College and UCD.

Meals
Hosts can offer a complimentary light breakfast at their discretion. All other meals, including a full breakfast, might incur an additional cost, if offered. Meals and any additional payment should be arranged directly with your host.

House Rules
The studio is not suitable for pets. No smoking please. No parties or events and quiet hours are between 11pm and 7am. The bathroom and kitchen are on a saniflo system so nothing can be flushed except toilet paper! There is good wifi and all heating and utilities are included.
Payment Method: Please note that we require our guests to pay 25% of the booking total to us in advance of the booking to hold your room (on top of the 15% service fee paid to Homestay.com) through PayPal.
Cancellation Policy: We ask our guests to give us at least 7 days’ notice for any cancellation. Any cancellation later than this will not be refunded.

enjoyed every day of our six week stay at Ann`s home, perfect location now that the near bye tram line extends into the north side of Dublin. No hesitation in recommending this home, clean, safe, and comfortable. John & Marie.
How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
