my name is Claudio and I live with my wife in the two-story farmhouse which we have divided into three apartments; we live on the ground floor while on the upper floor we have equipped two totally independent apartments with all the services (water, gas, electricity, ADSL wi-fi, heating) in short, I think there is everything.
From Podere le prese, located on an isolated plateau where I have planted olive trees and fruit trees, you can enjoy a 360-degree view and it is possible to admire magnificent sunsets every evening.
In short, I live there very well.
The nearby locality (500 meters) is Tepolini (SP 160 Km. 21.200) which is a small village about three kilometers away from Castel del Piano (TUSCANY- MONTE AMIATA) and is at an altitude of about 635 meters above sea level (therefore in the hills).
Within 30-40km. it is possible to attend spa resorts such as: Terme di Saturnia, Terme di Bagno Vignoni, Terme di Bagno S. Philip; moreover, visit famous localities such as Montalcino, Pienza, Montepulciano, S. Quirico d'Orcia.

WITH RESPECT TO THE NATURE OF THE HOUSE, THE HOST
I intend to point out that the prices charged are for the whole apartment consists of 2 bedrooms, a living room with kitchenette, a bathroom with tub / shower.
Bed linen and towels, electricity, gas, water, heating will be charged at departure.

THE CONSUMPTION OF THE USES GAS LIGHT WATER HEATING WILL BE LIQUIDED AT THE END OF THE STAY IN REASON OF:

2) GAS / LPG: 1 lT. = €. 1.45 (1 Mc. Gpl = Lt. 3,862)
3) WATER: 1 Mc. = €. 4.15 (1 Mc. = Lt. 1,000)
4) WINTER HEATING: PER DAY = €. 12,00
5) FINAL CLEANING APARTMENT: €. 40.00 (ONLY ONE TIME)

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
