Hi! I'm offering a Granny Flat with double room with queen size bed in a well appointed fully furnished tv etc free to air stations and all amenities available bathroom, kitchen, lounge room and change room the flat has linen cutlery and microwave all cooking facilities available , plus much more, friendly property and home in Parramatta area 50mins from CBD or 30 minutes to Sydney by train from Strathfield Station. Close to all shops buses etc. ceiling fan and large window overlooking the garden, it has built in wardrobes, plenty of drawers, etc. Lot's of bush walks and parks, River Kat to jet to Sydney Circular Quay on a beautiful harbour River Kat available runs all day to Circular Quay lovely visual trip down the harbour We have plenty of different local birds in the trees surrounding us, great restaurants at very good prices you don't need to bring anything except yourself. I supply all towels and linen.
WIFI available for $10.00 per week. per persons Weekly rent is $440.00 will need two weeks rent in advance and two weeks bond total $1,680.00 Aus dollars you will need to give two weeks notice and dont pay rent for two weeks thats the bond back.inquiries are by homestay

About the Area
Our house is one minute's walk to Victoria Road for buses and also shops. Just 5 minute's walk for Woolworths, post office and newsagency also pharmacy and lots of other coffee shops and personal care shops, medical centre, etc. We are 50 minutes by bus or 30 minutes from Strathfield to the CBD or Circular Quay. The harbour is fantastic. Sydney is a most exciting city with many many site seeing views and walks ie the beaches are breathtaking, so bring your swimming gear and Manly is a great ferry ride and the art gallery is great. Gardens are everywhere.

House Rules
1. When greeting fellow house members in the morning, it is an act of courtesy to say "good morning " and when leaving the house , to let person know that you are going out by saying "I am going now"
2. Dinner (if you've booked it) is usually served between 6pm-7pm. If by chance you are not able to return to the house by that time, you must call the host before 5pm and notify them of the situation, what time you will return and whether you would like to have your dinner kept aside until you return . If you would like this to be done , the microwave can be used to heat the meal.
3. Make sure you clean your plate and any mess you have made afterwards.
4. After each meal, please either wash your own dishes or assist the person who is washing the dishes and help tidy up after each meal .
5. Washing your clothes should be done once a week/ you are required to wash your own clothes using the house's washing machine; you must also ensure that all clothes are hung to dry outside not indoors. If you have trouble operating the washing machine, please ask the host to show you.
6. Please open the windows in your room , to ensure air circulation and freshness. You must also ensure that if you intend to go out, to close and lock the windows.
7. Before you use the house telephone, please make sure you ask the host first. If you want to make any international calls or calls to mobile phone, please use a telephone card (purchasable at news agencies or telephone shops ), or the collect call method. Local calls are 50 cents per call.
8. Please limit your shower to 10 minutes. You may only use the shower . Please limit lengthy showers, the hot water tank only has a limited supply of hot water. If you take too long or use all the hot water, there will not be enough for other house members. Do not take showers after 10 pm, as this may disturb other sleeping house members. Shampoo and soup must be self supplied.
9. The customs between other countries and Australia may be different, so if you have trouble understanding either the rules or anything at all , please, politely ask the host to explain to you the things you don't understand.
10. For ladies, I will supply a brown paper bag for your personal hygiene - we do not put any tampons or pads down the toilet as this can have very bad plumbing results so please don't put anything except your paper from the roll supplied in toilet into the toilet bowl and flush each time after using it, always wash hands after using the toilet for hygiene .

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
