Lit by large bright windows, your private room with a queen size bed gives you space to rest, study or work. You have access to both a full and half bathroom as well as kitchen, living room, dining room, back yard and laundry, which are shared with other residents, most of whom are longer term.

The house is close to downtown (7 minutes by car) and yet far enough away to feel at home in a family friendly neighbourhood.
Transit is super accessible (2 blocks to the nearest bus stop) and groceries and restaurants are only 6 minutes away by foot.

House Rules
For clarity and convenient reference, the house rules are as follows:
If you are reserving as a single guest and intend to invite an extra person into the property, you must ask the host for permission and specify how long your guest will stay. The host must approve of the request for permission before the invited person may be in the property.
- Quiet hours are between 11pm - 6am. Please take extra care to keep noise to a minimum during that time especially when entering or exiting the listing.
- Please clean up any spills or messes that happen
- Do not eat or drink (anything but water) in bed
- Please leave shoes at the entrance on the rack provided. This means just socks, slippers, or clean inside shoes or sandals inside the listing.
- Additional visitors may be welcomed after permission is granted between 9am and 11pm providing noise rules are maintained.
- No animals (other than Coco of course!) in the listing please.
- All dishes are to be well cleaned and put back in their place after use.
- Please use the thermostat to adjust the temperature and avoid leaving windows open especially during the colder seasons.
-Guests checking out late will incur a convenience charge of $40/hour past the check out time.
-**The downstairs suite is off limits and is occupied by the property owner.

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
