PAYMENT METHOD:
Please note that we require our guests at the time of booking to pay 50% of the booking total to us in advance of the booking to hold your room (on top of the 15% service fee paid to Homestay.com). Payment via PayPal accepted
CANCELLATION POLICY:
We ask our guests to give us at least 14 days notice for any cancellation. Any cancellation later than this will not be refunded

1. NO THIRD PARTY BOOKINGS: The person booking via AIRBNB must be present for the lenght of the booked stay and needs to ID him-/herself at the checkin procedure. He/She will be responsible for the entire rental period and all events/incidents.
2. ADDITIONAL HOUSE RULES / RENTAL CONTRACT: The person booking via AIRBNB must sign a rental contract/house rules contract about below`s points and containing further details. It is available for download beforehand here https://drive.google.com/open?id=1Abil8zbgllrPs3R2mpINoN3v6N6iUcwf (please copy&paste into a new browser window) and can be reviewed prior to your booking.It can be send in signed and scanned, but latest at the checkin it needs to be completed. Please ask for it before you book if you have questions – we are here and ready to help. Exceptions can be arranged when mutually agreed to.
3. CAPACITY OF VILLA: The total number of persons allowed in the villa at any one time is restricted to the number of persons scheduled and paid for, based on max 3 persons per bedroom. Should an individual/ group misrepresent themselves in terms of guests upon arrival or throughout their stay, they will be required to pay for all excess persons immediately, or shall vacate the villa immediately, without refund. We can NOT ACCOMMODATE extra guests, visitors, neither on visit nor overnight basis. Please refrain from booking if you are planning on receiving additional persons. Video surveillance is in place to monitor the entry and exits
4. QUIET ENJOYMENT: We rent to family groups and responsible adults only. Guests shall be sufficiently quiet and peaceful, so as not to disturb other residents of the neighborhood, particularly after 10 pm at night and before 8 AM in the morning. This includes and applies especially to all outside areas of the premises, rooftop and the pool/pooldeck and the gardens as well as the entrance Street area of the premises. Usuage pool is restricted in those quiet night times, exceptions have to be mutually agreed upon.
5. COMMERCIAL PARTIES: We value your joy and fun while staying at ONE LUXE JAMAICA. However, we ask you to contact us in advance about planned commercial parties/functions etc. Absolutely NO house parties, commercial uses or functions such as weddings are allowed without advance WRITTEN permission from ONE LUXE JAMAICA. If guest is found to have had a wedding or any sort of group gathering for more persons than officially scheduled and paid for at the villa, and/ or without ONE LUXE JAMAICA´s advance written permission, he is subject to forfeiture of his entire villa security deposit to ONE LUXE JAMAICA, at the joint discretion of ONE LUXE JAMAICA.
6. SMOKING/VAPING, ILLEGAL ACTIVITY, DRUGS AND HAZARDOUS MATERIALS: We value the modern look and clean and good smell inside the villa for our future guests, hence smoking or vaping is NOT permitted inside the villa. We do have some outdoor spaces designed for smokers if needed. Should members or guests be found smoking inside or smoke detected by the smoke alarms, the rental responsible person is subject to forfeiture of his entire villa security deposit to ONE LUXE JAMAICA, at the discretion of ONE LUXE JAMAICA.
Guest and members of his party shall not use or permit to be brought into any villa any illegal substances, inflammable fluids (e.g., gasoline, kerosene, naphtha or benzene), or other explosives or articles deemed hazardous to life, limb or property. Any illegal activity is strictly prohibited.
7. PETS: Pets are not allowed to be brought into the island of Jamaica in first place. If you are a resident of the island already, Pets of any kind are NOT allowed in or on the villa’s premises. A pet or evidence of a pet found on premises will cause immediate eviction, and forfeiture of Guest’s entire rent and deposit. The neighbour house has some cats and we can not hinder them to move around at times, so if you have a cat allergy please contact us to advise you if this is the correct property.
8. 24/7 SAFETY: For your comfort and safety, ONE LUXE JAMAICA is situated in a gated community, a security post on the street controls access to the community. On demand and with extra costs, a security patrol can be on guard around the premises / inside the premises if needed. Please arrange with us if you feel this being necessary. In general the community is very safe and quiet. However you are responsible for all doors/ windows to be locked at all times when not around that particular room / area. Safety boxes are available. The entire premises is fenced with high fences.
