Welcome to our home.
We who live here are my two children Maximilian and Alexander and our wee dog Bella a small King Charles Cavalier and of course me Jessica.

We live in the West End / Dean area of Edinburgh,10 min walk from the west end of Princess Street ( House of Fraser)
I am native Swedish and my boys are bilingual. I also speak Danish and French but having lived here now for 20 years English is almost as much of a mother tongue as Swedish is.

Should you choose to stay with us,you would most likely be staying in our Guesthouse in the back garden which is very private and quiet.

It has WiFi, underfloor heating ,a single bed armchair ,it has a kettle ,coffee and tea,soy milk and reg coffee milk , some biscuits, a croissant and soup is refilled if wanted each morning .
The bathroom ( showers only as only have one bathroom) and toilet is in the main house and can only be accessed during ,my, waking hours and when I am around,which is most of the days seeing as I work from home.

There is also a portaloo under the bed in the guesthouse for emergencies which I deal with myself should the need arise.

I am very good at communicating my coming and goings ,so there is almost always a way to access the main house one way or another. You will not have a key to the main house only to the back gate and your private dwelling.

Weekends there is no access to the bathroom before 7.30am, unless previously arranged or staying in the main house .
NEVER EVER access to shower after 8.30pm ( toilet of course,for as long as I am awake,am up until 10.30/11pm most days) but my kids go to bed at 8.30 and the pipes that are in their bedroom makes a lot of noise ,or before 7 am any day of the week!

Weekdays bathroom morning access is 7-7.30 or after 10.30 as do school drop offs and gym straight after, but can be flexible as do not go everyday of the week.
No guests in the Guest house after 8.30 pm and none before 8.30 am .This as l have neighbours close by and need to be respectful of coming and goings.

I AM very flexible though, communication is everything!

MAIN HOUSE BEDROOM
Should you be staying in the main house for over 8 days+ (regarding use of fridge and microwave we can have a chat for usage) but I would prefer no cooking or general use of the private rooms of the house.
Upstairs is off limits, as is the family lounge and kitchen/dining room to work from.
Kitchen is only available to use for eating .
The bedroom is very big indeed and has TV ,kettle,coffee,tea biscuits and croissants ( note this IS the light breakfast included) and a large desk to work from.

It does have dvd's and children's paraphernalia which will remain on the shelves,but the desk will be cleared so you can work from there should you so wish.
The wardrobe is full of their games etc and I will put in a clothes rail for you to use during your stay,should you so wish-just ask, so you can hang all your items up should you so wish.

The bed is a super king and very comfortable.

GENERAL
I would ask for full payment upfront and in cash or with paypal as family and friends.

If the room is booked for one,then no sleep over guests are allowed, should this be the case I will ask you to leave immediately ,as you have broken the house rules

I do not take any responsibility if you have an accident in my home, or on my property as a whole ,you enter my property at your own risk and by paying me for the stay you acknowledge you have accepted these terms.

Washing and drying can be done for an extra fee of £6/wash and I do it for you.Payment in advance is to be preferred please.

I can cancel our agreement at any time, if you do not follow the house rules (this includes smoking on the property) and will not be liable to pay you back for your stay!

I hope you can see through the seemingly harsh rules and see what is a lovely home and as a host l just need to safe guard myself from any misunderstandings before they happen. You will be living in my most loved home after all and as such are very warm welcomed ☀️

The bed is a super king . There will be a clothes rail (below it says Wardrobe) If you are staying for a month I will clear things out though from chest of drawers and wardrobe space so it is all yours. TV and DVD player are in the room.

About the Area

Our house is located in a safe quiet area of Edinburgh about 10 min walk from Haymarket Station with lots of buses,trains and the Airport bus stops.
Also another 10 min walk from Princess Street’s West End .
We have bus 13 which stops just outside 2 min walk away and are situated next door to Gallery of Modern Art and the Dean Gallery.
Bus 41 takes to straight to the Beach as well should you so wish,25 min on the bus and a 7 min walk to that bus stop.

House Rules

Smoking on the property incl garden is not allowed.
Shoes indoors are not allowed
No loud music nor guests in the main house.
The living areas are private in the rest of the house so please respect this.
There will be a kettle with coffee and tea,biscuits,croissant in the bedroom .
If you wish to sit down and eat the kitchen is fine to use, but not for cooking or working, just for eating please.
If you stay longer than 7 days use of fridge will be flexible too.
No pets
No guests of my guests in the main house at any time.

Smoking is not allowed.

    A very warm and friendly welcome and stay. Shared some special seasonal Scottish dishes. Directed us to the local church for Sunday service which was very uplifting with a time of coffee, tea and biscuits afterwards.

    The picture she post isn't what is on the site. She asked me to check in 6.30 late.
    She later gave me a room with no bed, meaning I slept on a coach, no toilet nor bathroom. When I asked she gave me a potty to use and shower in her bathroom on condition that she's home.
    The next day in the morning she refunded my money that she's not comfortable with me.
    It is not true that she only stays with one son and a dog : the kids are two boys that she keep shouting at the whole place noisy.
    I can't wish her well whatsoever.. Hosts like Jessica should be thoroughly checked on and be scrapped off

    This very unscrupulous human being, refused to pay for her stay, had to involve Homestay , who told her to leave and pay me what she owed for one night, which she did not after all ,but l did not care at this point just wanted her gone.
    My pictures and profile is 100% correct of what l let out.
    She was extremely confrontational and kept saying her “ people/friends/someone” would pay yet never did.
    She used my shower, bathroom and toilet twice in less than 12 hours so at no point did l “ give her a potty” thus totally lying .
    She asked if l had toiletries for her....I am no hotel but obviously offered her soap and shampoo.
    She would not leave when asked thus asked a police friend to come by to scare her off the premises and it worked.
    I have reported her to Homestay as she should not be allowed to use Homestay nor Airbnb where she also has a profile.
    I have adorable children of whom she saw none of as were asleep when she got here and she slept in the guesthouse plus where in school in the morning when she came up to shower.

    Jessica is a lovely woman just like her kids!
    She makes you feel so comfortable: I felt like I was at home =)
    You can talk to her easily and ask her for advice, she will always do her best to help you.

How do I book?

Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.

When do I pay?

Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 199 $£€ for longer term bookings) and a 25% deposit using a choice of payments: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal. The deposit is collected in advance on behalf of the host to protect against no show or late cancellations (within 7 days of arrival). You then pay your host the balance due on arrival. The 25% deposit payment is made to the host 2 business days after your scheduled arrival date. This deposit payment will only be refunded if you cancel the booking at least 7 full days prior to arrival.

When can I share my contact details?

Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
