Having your own space in a historical Edwardian family home. Our spacious, homely studio bedroom with private en-suite is ideal for those who want to be close to the centre of London but still experience the relaxing side of North London. Just 20 minutes to Central London and with the 24 hour night tube it's a great alternative to staying in busy, very expensive Central London. The facilities in the studio offers a small kitchen that can be used to prepare and reheat food and fridge/freezer.
We also offer a spacious, homely Tranquil Garden View Room with SHARED BATHROOM is ideal for those who want to be close to the centre of London but still experience a relaxing side of North London. The facilities in this room include a desk space with free 1GB Ethernet and Wifi connectivity, fridge, kettle and coffee making station. There is a no smoking policy throughout the property. The designated smoking area is at the front of the property.

About the Area
Bounds Green is a highly progressive community in the suburbs of north London with a number of eateries, cafes and organic bakery and grocery stores. There are also shopping, leisure and restaurant facilities in neighbouring Wood Green, Muswell Hill and Crouch End. Easy access to the famous Alexandra Palace which hosts international festivals, concerts and many other quality events. With it’s stunning park land and views over London.
Bounds Green Tube Station is on the Piccadilly line (zone 3): 7 minutes walk. 18 minutes to Kings Cross and easy access to Heathrow and Gatwick Airports. Piccadilly line to the West End for shows and Regents Street/Oxford Street shopping.Bowes Park Train Station: 5 minute walk. 20 minutes to trendy Shoreditch, Brick Lane and Dalston or to the heart of the city Moorgate.

Meals
Hosts can offer a complimentary light breakfast at their discretion. All other meals, including a full breakfast, might incur an additional cost, if offered. Meals and any additional payment should be arranged directly with your host.

House Rules
- Smoking is only permitted in the front garden outside the front door. There will be a
£200 charge for smoking in the room.
- No loud noise after 12 midnight.
- No additional guests can access the room. There will be a £ 95 per night charge for
each unscheduled guest found using the room.
- No parties/events allowed on the premises. There will be a £200 charge if this rule is
broken.
A mini kitchenette is available in your room to prepare and reheat your food. This facility includes a microwave, fridge (with a small freezer compartment), sink, cutlery & crockery, drinking glasses, chopping board, coffee machine, kettle, toaster and free tea, coffee, creamer/milk and sugar.
It is important for you to note that this facility is not designed to cook full meals. Please ask about using the main kitchen if you are staying longer term (1 week +)
Laundry use is charged at £5 per load, payable in cash or bank transfers.
We reserve the right to ask you to leave immediately if rules are broken - no refunds.

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
