it is a residential area by a canal and park, walking distance to city centre, close to Ancoats , Northern Quarter,
there are bus stops near by which would take you to the city centre within a few stops. Bus 76 or 75.

Washing machine - 1 wash per week included , additional wash £5
Please note that your stay is by a temporary stay nature, you may not use the address for any application for banking, GP, driving licences, register for vote, visa application, anything council related matters, car purchases, pension, insurance, mobile contracts during your stay.
- no shoes through out the house, please remove and leave shoes by entrance shoe rack
- no smoking, vaping in the room and through out the house, if you are a smoker you have to go for a walk to smoke and not stand outside the property and do not dispose cigarette ends near around the property
- all rooms are price at single occupancy no unauthorised guest visit and no stay over. extra guest is permitted if advance notice and subject to a supplemental charge of £15 per night one maximum extra guest per room.
- no cooking allow inside bedrooms due to potential fire hazard, young travellers age below 19 will only have access to microwave and no cooking.
- no noise after 11 pm
- clean and up keep communal area after use, such as shared bathroom and kitchen.
-the shared bathroom hygiene standard - it is the guest responsibility to leave it pleasant and respectful for each other to enter a clean bathroom, hair free shower and clean toilet for each other;
Please make sure to clean the toilet seat and basin each time after use and do not leave residue inside or on the floor
Remove all hair and body hair in the bath basin after shower,
dust pan provided , for the hair on the floor. and cleaning products provided.
Bathroom floor must be kept dry at all time, as floor is not water tight.
If cleaning standard not met and extra cleaning require , there will be a charge of £25 per clean
Guest is responsible for the final clean of the bedroom before check out. Or There is an option of final check out cleaning fee of £50

Bedding washed and dry
All stored food removed from fridge and dry cupboard, all personal products removed from bathroom
- follow recycle rules for rubbish (compulsory)
- turn off lights and appliances if not in use
-do not place straightener, iron and other heated styling products directly on carpet as it will melt the carpet
-make sure front door and windows are lock every time leaving the house
-there is no extra storage space, please do not bring excessive luggages
- Please do not throw ANY object into the toilet besides toilet paper. Because it can cause blockages.

clean and tidy home lovely en suite room quiet area but very close walk to city centre
How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
