Very warm and welcoming modern house sleeping up to 8 (with host in), or 10 (with host out) and situated on a small estate on the outskirts of the historic city of York. Located just 4 miles from the city centre but with direct bus routes into the city and with ample, free off-road parking. The rooms available are comfortable and spacious, including a huge loft kingsized bedroom and en suite (with roll top bath and large rainfall shower), another king sized bedroom and en suite, a double, and two single beds (one with bunk beds), plus house bathroom. In addition the ground floor has a lounge (with real fire), a dining room, a wc and a kitchen plus utility room. Outside there is ample parking off road for up to 6 cars and a large, fully enclosed garden.

About the Area
My house is located to the north side of York, just 4 miles from the centre, yet in a haven of peace and quiet a world away from the hustle and bustle of the city. The estate has a nature reserve, riverside walks, a childrens playground, tennis courts, and a village green with maypole. The nearby river is a tributary of the River Ouse and energetic guests can walk or cycle all the way into the city along the riverside path. The area is well served for shops, being within a couple of miles of Tesco, Asda, Sainsbury, Aldi and Marks and Spencer plus many other shops at Monks Cross and Clifton Moor shopping areas. There is also a new John Lewis store 2 miles away at Vanguard Way.

House Rules
Please take external shoes off in the house as carpets are mainly light coloured.
No smoking in the house, please respect the house and furniture as if it were your own. This is a quiet residential area so no music or TV etc audible outside your room or the house after 9.30pm and please no disturbance of others in house or neighbours. Clean up after yourselves. Host is friendly and welcoming and will want to make your stay relaxing and enjoyable as far as possible. However, he won't impose.....
Payment in advance of arrival please by direct bank transfer. Cancellation policy is relaxed; cancel more than 7 days from booking and get 75% back; cancel within 7 days and get 25% back. Refunds are credited to your account within 5 working days.

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
