House Rules

We are happy you’re considering staying in our space. We strive to make it a home away from home for you and ask that you treat it like a home.

1. No parties over 5 are allowed in the home at a time but your vetted guests are welcome. Noise level must also be significantly reduced after 10pm to respect the neighbors.
EARLY CHECK-INS are not guaranteed. Feel free to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 3pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early.

2. LATE CHECKOUTS must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next night’s stay at the listing’s full price.

3. The home comes with a fully stocked Laundry room however, it is requested to please provide your own laundry detergents and soap. Clothing or personal items of any kind should not be left in space on the day of check-out.

4. Counter tops, range/ stove, air fryer, coffee maker, TV's and all other appliances that are in common spaces should be turned off after use & upon leaving (you can also say: Hey google, turn off everything).

5. Food of any kind should be discarded in trash and not not left in rooms, under the bed or bathroom trash. Cleaning services are provided once a week (long term stays) and at the end of the stay (short term stays [daily cleaning can be provided by special requests prior to checking in for short term guests]).

6. EXTRA TOWELS/LINENS: Please understand and accept that the cleaning crew will not be able to clean your unit during your stay for safety reasons. If you do not see enough towels/linens for you when you arrive, please check your closet.

7. Once the garbage containers are filled to capacity, extra garbage bags will be located under sink or kitchen island with cleaning supplies (trash and recycle bins are located in the garage on the first floor). If raw meat /seafood has been used it must be disposed of outside to prevent smells.

PACKAGES: We do not allow guests to order mail/packages to this location for privacy reasons especially if you are staying for less than 28 days. If you attempt to have something delivered to this address, it will be rejected by the post office upon delivery attempt and we are not held responsible for its whereabouts. Please get a PO Box or discuss with me in messages how we can ensure your mail is delivered to the home with no issues.

CLEANING: Our cleaning fee (if listed) is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.).

NOTE- Any theft or damage to the interior/exterior of the house, appliances or furniture (in & out) of home will result in a negative mark on your Profile and a formal complaint to the regional department for compensation and a police report to replace stolen items, which may also result in a lawsuit.

SMOKING: (cannabis or cigarettes) is allowed “OUTSIDE” of home only or the deck area (additional 100 cleaning fee applied for violation of the rule if interior is stained with the smell).

****Any additional video subscriptions purchased by guest will be charged back to guest. Please log in or cast to the smart tv using your device to prevent this if the service is not already on the tv.

****We reserve the right to refuse accommodation or demands from rude, disrespectful, and/or discourteous guests. We will not hesitate to terminate your stay at our discretion if you continue to harass/verbally abuse our staff or disturb the neighbors.

How do I book?

Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.

When do I pay?

Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) and a 25% deposit using a choice of payments: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal. The deposit is collected in advance on behalf of the host to protect against no show or late cancellations (within 7 days of arrival). You then pay your host the balance due on arrival. The 25% deposit payment is made to the host 2 business days after your scheduled arrival date. This deposit payment will only be refunded if you cancel the booking at least 7 full days prior to arrival.

When can I share my contact details?

Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
