This quaint, no-frills bedroom has the comfort & space you need while keeping value in mind. Living room w/ TV & new leather furniture, laundry & full kitchen, new memory foam mattresses, driveway parking. Quiet suburban neighborhood 10 min from downtown & the James River trails. 20 min from Richmond Int'l Airport & King's Dominion. Convenient to University of Richmond & VCU, you are also minutes from nearby hospitals, restaurants & major stores. Close to I-95 & I-295. Parking available. Stays longer than 28 days are allowed but must be re-booked separately as the price may change. Sorry no pets/children/visitors/smoking/vaping.
The bedroom has a twin day bed with a trundle bed underneath. Please see the pictures for details. There are soft, medium, and firm pillows provided. The mattresses are brand new Cool Gel memory foam with memory foam mattress toppers. In-room 32" TV with DTV antenna, earbuds, vanity mirror, full-length mirror, ceiling fan, smoke/CO detector, USB charging ports, alarm clock, Wi-Fi. I also have a printer if you need to print a few pages, call or text to make arrangements.

About the Area

The neighborhood is a quiet, low-drama suburban neighborhood with little to no crime. It is clean and well-maintained. Most of my neighbors have lived here for 25+ years. They are mostly retired and working-class people. It's kind of like Mayberry only a few decades later.

House Rules

We want our guests to be as comfortable as possible. So we ask you to kindly observe the following rules. Don't be intimidated by the long list. They really are reasonable and easy to follow. As always, feel free to contact us with any questions.

COVID-19
We take Covid-19 seriously. You need to as well, and this is firm. If you are among those that do not treat it with grave seriousness, our house is not for you. To this end, please adhere strictly to the following Covid-19 precautions at all times, without exception:
-Let us know immediately if you have or think you might have Covid-19 or any type of flu, or if you get exposed to someone who has Covid-19, or if you have ANY possible symptoms of Covid-19. A sterilized thermometer is provided in your room.
-Wear a mask everywhere in the house except your bedroom and the bathroom. Have a mask on when entering the house.
-Practice social distancing (6ft rule) if others are present.
-Use the provided hand sanitizer when entering the house and common areas.
-Wash your hands frequently.
-Do not have visitors unless they are agreed to ahead of time and booked with the extra guest fee. This includes girlfriends, boyfriends, transfriends and family members.

BASIC SAFETY
-Familiarize yourself with the fire extinguishers in your closet and
under the kitchen sink.
-Familiarize yourself with the bedroom windows. They are your
emergency exits.
-Always keep the front door locked. From outside, press the Lock
button on the keypad.

GENERAL
-Our house is not very tobacco-friendly. Do not chew tobacco, smoke, or vape inside.
-Minimize the number of trips in and out of the house for tobacco/vaping.
-Quiet hours are 10:30pm - 6:30am. No cooking, laundry, or doing dishes during quiet hours.
-Coordinate usage of common areas with other guests. Unless other agreements are reached, access is on a first-come, first-served basis.
-If the hallway thermostat gets set to "Off", you can turn it to "Auto" and “Heat” or “Cool”. Do not turn it to "On" or it will run forever. A space heater and fan are provided in your room if you get too hot or too cold. Use these before adjusting the thermostat temperature. If you are still uncomfortable, let us know, we are easy to work with on this.
-Review the rules for the laundry, posted in the laundry room.
-Observe the rules posted on signs throughout the house.
CLEANLINESS
GENERAL
-Keep everything clean at all times. Leave the bathroom, living room, kitchen, and laundry room as clean as you find them, which generally is completely clean.
-Wipe your feet when entering the house, or better yet, take off your shoes.
BEDROOM
-If your bedroom trash is full put the sack in the kitchen. Extra liner sacks are in the laundry room. Only take what you need for your room.
-Remove dirty dishes from your bedroom within 24 hours of using them.
KITCHEN
- While it is not mandatory, you are encouraged to use the recycling bins. Trash goes in the left bin only. Plastic bags go in the middle bin only. All other recycling goes in the right bin only. See the cards above the bins for more information.
-Wash all dishes right away instead of leaving them to soak.
-There is no garbage disposal. Always use the strainers when doing dishes. Dump them in the trash and clean them when done.
-Clean dishes can be hand-dried and put away immediately or left in the rack next to the sink to dry. Do not overfill the rack. Put things away first if it is full before adding more.

CANCELLATIONS
-Please review the Homestay Cancellation Policy. It will be adhered to strictly. For any questions regarding cancellation, please review the Homestay Cancellation Policy, especially for stays over 28 days as the policy changes significantly. For any further questions, contact Homestay.

-Let us know immediately of any issues with the house, furniture, appliances, or anything that affects your comfortableness. We are very open to ALL communication & appreciate any constructive feedback, no matter how small the issue.
-Especially we ask, *please* have the courage to let us know of any issues that would prevent positive feedback or a 5-star rating on the Homestay website. Do not let anything smolder. We are very happy to accommodate you. A quality experience depends on good communication at all times and we want your time here to be awesome!

How do I book?

Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.

When do I pay?

Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.

When can I share my contact details?

Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
