Residence is shared with host, 1 small, school-aged child, & a cat. Living areas are located downstairs while guest bedroom & full, private guest bathroom are located upstairs. Wi-Fi through out home. Smart TV in bedroom requires guest to provide their own HDMI Cable to access internet. Washer & dryer available in attached shed. We are a freindly people willing to cater to your reasonable requests to make your stay as comfy as home. However, we are usually at school or in my bedroom, working & playing. Feel free to knock on my bedroom door or give me a ring.

About the Area
We are located within 5 minutes of the Fort Bend Tollway & Beltway 8. The neighborhood is an older, more gentrified one, but quiet and very well maintained by the Briargate HOA.
Although I have never taken the bus & most residents here don't either, there is a MetroBus stop apx 10 minutes away by foot. There is a small, enclosed garden with a bench where my family, pet cat, & guests can sit, grill, smoke, etc.

Hosts can offer a complimentary light breakfast at their discretion. All other meals, including a full breakfast, might incur an additional cost, if offered. Meals and any additional payment should be arranged directly with your host.

House Rules
There is a parking area under the carport & surroundings where guest is free to smoke. This is a family home with a small child. We are somewhat quiet & retire to our rooms around 9pm on the workday evenings. We are a freindly bunch but also, we respect your privacy & space as well as ours.
There is a microwave however, dishwasher is currently out-of-order.
We do allow you to have your packages delivered to our home at your own risk. The drivers normally arrive around 2pm-6pm & drop off under carport or inside my gate. We are not responsible for your lost or damaged UPS, Amazon, USPS, & FedEx or etc deliveries.
If your stay is long-term, you will either be provided a key or 4 digit keypad code.
Payment:
Full payment is due the day after check-in (within 24 hours). If reservations are for several months stay, then payment will be due the day after (24 hours after) check-in for 30 day increments.
The electronic forms of payment accepted are Zelle and Cash app only. I will provide my CashApp or Zelle ID upon arrival.
Smoking Rules
Your host is a non-smoker.

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
