Perfect for young families! Home is a split level, and guests get exclusive use of entire upstairs including full kitchen, master bedroom, (queen + twin), ensuite bathroom, shower, and guest bathroom, dining area (seats six), and living room with day bed (twin) and a fold-out futon (double). Guests also get exclusive use of the front door and guest bathroom.
Host lives downstairs in a fully contained unit and does not come upstairs without advance notice.
The property is in the city of Tracy, within walking distance to shops and sits on three-quarters of an acre. On the property there is half an acre of orchard with over 50 fruit trees offering something for every season.
Backyard, orchard, garage and laundry are shared with host.

About the Area
Our house is at the end of a cul-de-sac with the railway on one side, our 1/2 acre orchard on another, a one acre lot which serves as a daycare on another side and only one adjacent neighbour. The neighbourhood is quiet and a quarter mile from a plaza which has a grocery store, gas, sushi, ice cream, pizza, chinese food, fast food, hair, nails, a bank, and more. You can also walk a quarter mile in the other direction to an In-Shape gym, tennis courts and several parks.
There is a very nice running and biking path next to us on Sycamore Parkway, and you can also make a short drive to run or bike on the California Aqueduct or Delta Mendota Canal.

House Rules
Kindly remove your shoes at the door. May we also ask that, sorry, no rearranging of furniture, no smoking, no pets, and no events of any kind.
Guests have exclusive access to the upstairs which includes a full and fully accessorized kitchen, large dining table for 6, and living area. Guests have exclusive use of the front door, and guest bathroom. Garage, and pool, patio, garden are shared with host.
Children must be supervised at all times. The orchard and pool can be dangerous places. No climbing of trees, breaking of limbs (human nor arboreal), no drowning or rough play.
Guests are absolutely invited and encouraged to pick fruit for personal consumption, but please no wasting of fruit. The trees (and us!) work hard year-round to produce, and we humbly ask guests to the garden respect that.
Lastly may we kindly request guests be mindful of their use of water, heat, and air-conditioning. Mother Earth's resources are limited as are our ability to afford them.

How do I book?
Contact the host to check their availability and ask them any questions you have about staying with them. Once the host confirms they’re available for your dates, you can complete your booking.
When do I pay?
Once a host confirms they're available, you can go ahead and pay the 15% booking fee (maximum of 250 $£€ for longer term bookings) using a choice of payment methods: Visa, Mastercard, American Express, Maestro, Laser, JCB & PayPal (not available in certain countries). You then pay your host on arrival or as stated by your host on their profile and agreed by you on booking. Please be cautious if a host requests advance payment if its not included on their profile. Our hosts have been advised that if they wish to request advance payment they must make this explicit in their profile. We do not recommend the use of Money gram or Western Union.
When can I share my contact details?
Host and Guest email address, phone number and home address will be exchanged in a confirmation email sent to both immediately after a booking is completed. It's against our policy for Guests and Hosts to exchange direct contact details via our messaging system.
